now in the scottish market what "deals" can be had. looking at a property of 210k, im considering going in at 202.5 with the aim of getting it for less than 205k.
but as im in a strong position and the house has been on the market for a while is offering less likely to get people annoyed???

living in linlithgow at present and this house in mind isnt too far away -further away from mtb'ing by about 20mins but this i can deal with as it has a garage and shed (oh and 4 bed and detached which is a bit bigger than a 3 bed flat!)

I'd be going in at 200K on the nose as if they really want to sell it they'll consider it or negotiate. You are a cash buyer with no chain, you have the power.

barring that, go in with an "odd" number.
we've had accepted offers on 3 properties and not had to haggle any; I think the fact that you give an odd number makes them think it is your actual max and they don't squeeze too much;
eg was on market for 235, we went 231.6, job done. 400, we went 393.4, deal.
sounds really odd, so far, touch wood, has worked well for us!
