Looking to get some hot water in my brewing shed.
Currently has a sink with one half of a mixer tap connected to some high pressure cold water.

I have been looking at both under/over sink water heaters for handwashing, and hopefully hot water for cleaning my fermenters etc.

I've used these before. The flow is pretty weak generally.

This would seem neater - as it would just be hot water out the tap, but the max power I can really supply to it is about 4kw just to fit in with the overall supply. But will the flow just be far too low at 3.5kw?

I don't think one of the undersink ones with a small tank would be too good. It is used very infrequently so seems a waste to heat up tanks of water I probably won't use.

Anyone had experience with these undersink heaters?

I used one similar to the undersink one you linked to in a loft conversion loo to replace a broken over sink one. Had to keep the wattage down due to wiring.

It's ok for hand washing but I wouldn't want to run a enough water through it to fill a kitchen sink (performance is no different to an oversink one fo similar wattage, it's just aesthetically better and allows a single tap to be used. It would be quicker to boil a kettle and use it to top up a sink of cold water, tbh.

A tea urn ?

Plug it in ,fill it up, set the temp and after it’s had time to heat, it’ll keep it there until you need it.

no plumbing required

Seen ones like these before that seem to heat up the tank and then empty it in one hit. Good for filling a sink.
Not good for a continuous supply though as it takes a bit of time to reheat again.

I got one off EBay for about £40 (undersink, instantaneous) for a small ensuite it wasn't worth the faff of running hot into. It's certainly good enough for handwash, but never really run it long enough to see if it'd be any good for cleaning. Doddle to plumb inline with a cold feed, and didn't need an expensive pressure release tap (which the broken one I removed did).

Zip Water do a range of inline instantaneous hot water heaters which I’ve used over the years when installing toilets or kitchens where a conventional heating boiler is impractical. You would need to size it to suit your requirements (the smaller ones are suitable for hand washing but a kitchen sink/fermenter would be well beyond them. Their website allows you to match one to your requirements/the rating of the electricity supply available.
The only one I know of which has failed over the years was due to freezing, although that took out most of the associated copper pipe joints as well (which were insulated). This was largely due to the client turning off the background heating which was there specifically to stop this happening.
A kettle would be cheaper but if they are properly chosen one would do exactly what you are asking for.
