Hi,
My sister and her friend are going to rent my house from me, does anyone have a tenancy agreement I could use to make it more official for my lendor? Any freebies gratefully recieved!

have you considered that the tenancy agreement you are planning to use might not be worth the paper its printed on?

You should think about inserting ground 1 and 2 as well before issuing. it could come in handy.
Of course you could just issue a completely invalid tenancy like most landlords do 😉

Also add a clause saying no sub lets, as more than 2 (unrelated) tenants automatically turns it into a House in Multiple Occupation. You don't want that to happen.

Make sure you insert a clause not allowing giraffes. Any Giraffes makes it a zoo and you don't want that

What is an HMO?

Under the changes in the Housing Act 2004, if a landlord lets a property which is one of the following types it is a House in Multiple Occupation:

* an entire house or flat which is let to three or more tenants who form two or more households and who share a kitchen, bathroom or toilet

Thanks for the feedback, I realise that anything I have is basically a token tenancy agreement, but it's only for my sis and her mate to make the bank happy!
