I'm very keen to sell my house in the SE and move oop north. Been keeping my eye on a place for ages and it's finally on the market, so I've put my own house up now too.

The estate agent I'm using seemed very promising at the beginning, but now screams "incompetence" at every turn. They managed to get 4 viewings in the first week, but all the feedback is that the house is "too small" (it's a 5 bed semi-detached). It turns out that the guy showing people around was taking them to my house first, then to a brand new 5-bed show home on the estate for comparison. *thumps head against wall*

I've also asked them to make changes to the description and to amend the Rightmove photographs, which they haven't done yet. I know the photo of the front of the house isn't brilliant, but it's a choice of that or a tree with a house behind it.

I'm still in the 14 day cancellation period for the contract but there's a £500 penalty for leaving early. Trying to decide whether it's worth paying this and going elsewhere.

What's the cost if you don't sell your place in time to secure the property you want? More than £500 I'd wager.

Next door to me have just sold their place through Purple Bricks. Took less than 7 days to sell, and IMO the place was well over priced. These fixed price agents just want the property sold and off their books.

Alternatively tell the current lot that you're not happy, but you'll stick with them if they agree to a dual agency...two agents working for you might give them the kick they need as there's competition to get it sold first to get their fee.

how long are you actually locked in for?

Also, check the contract to see if they're acting as sole agents, or whether you are within your rights to engage another agent.

I suspect it's not 'small' per se. Feels to me, that if people are looking for a five bedroom house then they've got fairly specific needs (i.e. a lot of family!) so is it possible it might be a bit small for a 5 bedder? Are four bedrooms singles for example, is there any storage space that can handle the number of rooms etc., small garden etc. etc.

Though, saying that - is the estate agent selling the other 5 bed show house too? If they aren't then I'd be asking why they are going there, if they are, well, I think you know the answer to that one...

Blimey. 40 miles further south into London and you wouldn't even get a small 2-bed flat for that any more!

^^ Yes, and yes. Built 6 years ago so probably ideal size for family of 3 or 4. Does make me question what the estate agent was thinking though as all the people who've been to look at it have large extended families they want to move in as well.

I think the real issue is that bedspread; they're just mentioning the size so they don't upset you.
