Oven totally black, piles of chips, cheese and goodness knows what welded to the bottom, sides, door.
I moved the freestanding fridge freezer to be greeted by rubbish that had missed the bin and gone under. Banana skin, egg shell, crisp packet. Fridge and freezer covered in what looked like white paint, was in fact dried on milk, cheese etc.
Radiators covered in what looked like dried Coke splatters.
Hall cupboard just full of sh*te including wrappers for sweets, packaging etc.
Bathroom covered in soap scum.
The dog they didn't have permission for has ripped up the carpet, pee'd on them and stained the hard wood floor with pee. They've already paid me for this.
They had put so much rubbish in the wrong bins over three last three weeks that the bin operatives left them with a nice note on.
It was as filthy as the time we had a tenant evicted by the sheriff 7 years ago, who deliberately trashed the place.
The undersink cupboard had all the cleaning stuff I left in there 6 months ago. Untouched.
I saw the flat two months ago when I was informed of the dog by a neighbour, they had a warning then of the lack of cleaning.
They've now bought thier own place with mum's help as I'm the evil landlord for telling them to get rid of the dog or leave. I'm going to be even more evil when they get a £8 an hour cleaning bill deducted from the deposit....
The icing on the sh*t is the pile of letters from Perth council which are council tax arrears/non-payment...

When we started cleaning our house before we moved in, there was a loud scream from the kitchen where MrsMC and my mum had moved the cooker out - yo reveal a dessicated frog that one of the previous owners many cats had obviously brought in from the pond

How often did you inspect BTW? One rental I was in had quarterly inspections written into the contract. At the time I thought it was OTT, but looking from the other side it does allow 'issues' to be picked up early doors.

My brother rented his place out while he was overseas for a year, when he came back the place was literally soaking in cat piss. Like, he had some chipboard wardrobes which had soaked it up and swelled and burst up to about 6 inches from the floor, that only happens if you have a puddle. The rental terms said no cats, the renter said "But I have no cats", then through the door came a pet insurance renewal for her 12 cats. Unbelievable, literally every bit of floor surface and furniture went in the bin- I get it if you like cats, but if you like cats how is it they're living in a cat slum?
Been working in a few ex rentals lately, landlord complains and next few weeks the boiler packs up, and then threatening letters and with holding rent follow, then they leave,leaving the contents of a skip full of crap to be disposed of.

I try not to do to many - it's someones home. That said I end up doing them about every 3-4 months, usually as I'm passing for work and can give them some notice.

I would at this point tell you about the fact I'm trying to get out of being a landlord, so offered this couple a gifted deposit if they bought from me. The rent is about £60 a month more than a 90% mortgage, but I'm doing all the maintenance so it would be about the same.

I mean I admit that oven and fridge underside sound suspiciously familiar but it's not hard to clean somewhere before you move out. The rest is unforgivable tbh.

All that you've posted is why when feeling flush last year we didn't buy a "rental property" and decided to enjoy life instead.

Feel for you. We have been lucky. Last time we went to our rented house it was looking better than when we rented it. 4 years with the same tenants who are a lovely family. My only worry is they are thinking of going back to Poland due to all the bad feeling over brexit.

Spray on and leave for a bit then scrub off.
My landlord has a second property and he had endless problems with the guy there. Rent arrears, attempted court action when the guy "slipped on some carpet" and tried to sue for failure to keep the property safe (it failed but it was several months of real hassle) and then one day the guy just ****ed off - no notice, no communication - and it took my landlord 6 weeks of work to get the place live-able again.
Mind you, we had the same in student accommodation, some landlords just took the piss. The idea was that it was students who'd be there a year (9 months if you factor in holidays) so **** 'em. My sister had a year in a house that would have looked a bit downmarket in Mogadishu, never mind in a supposedly affluent area of the Wirral.
To be fair we've had one utter toerag of a tenant in 8 years, plus this grubby pair. There have been wobbles, and I'm not expecting perfection (hence me going to clean before new tenants move in).
It's just depressing how utterly filthy and uncaring they have been.
It’s not just accommodation, it’s cars as well, and having seen the condition of cars that I’ve either picked up, or dealt with where I work now, it leaves me wondering what sort of slum the owners have turned their homes into.
We have a car at work at the moment that arrived last Monday, listed as a G3, which is a lease repossession. I had a note to go get it and put it into despatch car park for a plater to collect. I found it, opened the front door to start doing despatch checks and the smell just hit me! The car was filthy throughout, a large puddle on the driver’s floor, with a rotting apple core floating in it, empty drink cans and coffee takeaway cups, food detritus, and the stench was like an overfilled kitchen waste bin in hot weather! I drove it about fifty metres, that was forty-nine more than I really wanted to drive the bloody thing.
Some poor sod is tasked with coming and driving it away; if it was me, I’d refuse point-blank and get it picked up by a transporter.
God alone knows what the ex-owner’s home is like, it’s not something I want to dwell on.
I would make your cleaning charge = the deposit + more.
There are good and bad tenants, mainly ultra pinickety on move in, don't lift a finger for the tenancy and blame everyone but themselves for the check out report confirming the damages were tenant liability items not fair wear and tear.
Good ones though look after the place, pay promptly and don't expect hotel like levels of service.
No doubt there are bad landlords too....
Sounds grim, you need a tenant like my sister who'd leave the place looking like you'd paid the big bucks for a pro deep clean. As you know tenants are not all mingers, you just get unlucky now and then. You'll get lucky if you're ever looking to let at the same time she's looking to rent, she's in BoA which IIRC is up your way. As above though, £8 an hour? Decent cleaners deserve worth way more than that, especially if it ends up being you.
Assuming yo are using a deposit scheme then I hope you took a load of photos of the filth for them so you can claim a decent amount of the deposit

Don’t clean it yourself, much harder to show it took X hours and justified £8/hr than if you employ a specialist cleaner who puts a team in to do it and invoice you. Unfortunately because this is increasingly the way of professional landlords/letting agencies many tenant come to expect being billed for a deep clean anyway and have written off the deposit, so why clean anything.

I work in social housing and have seen it all.
Everything smashed in the house, holes in doors, smashed windows, storage heaters removed and presumably sold on.I had one this week, the tenant said her lights werent working. That was easily found as when you walked in, the 3 gang light switch by the front door had been taken off, and wires were hanging out, still live. She denied taking the switch off!
The worst was a few weeks ago, woman in her early 30's was living there. The smell was overwhelming.
Soon discovered to be the cat and dog dirt (and presumably pee) throughout the house. The settee was covered in dried dog poo, literally any crack in the cushions had dried lumps stuck to it.Stains all over from where the animals had done their shite.
I nearly threw up due to the smell.
I've never rented, current home is spotless, but the mental freedom to live a little less shackled does appeal.
Just on the car thing, I was once made redundant under very dubious circumstances.
Part of the settlement agreement was to retain the company car for 3 months. Let me tell you, that thing did not get looked after! I abandoned it in (the world's most expensive) carp ark showing 7 warning lights of varying degrees (3 miles left in range, etc) it was 6 months old with about 12k on it and had never seen any care from me. Left it door to door with a similar car whose driver was departing the company the same way. I had to climb out of the passenger side. His was bang next to a wall.
Petty? Yes. Satisfying? Hell yes.
Company cars went back into company stock so we were happy that we'd left the company with a problem. Later found out that the company had returned it directly to the lease company so some poor sod like the Count had to sort it... Soz for all the mouldy apple cores.
Oh, I'd forgotten about the dead woman, head first at the bottom of the stairs.She'd fallen down the stairs, and either banged her head, or couldnt get up.
She hadnt been seen for 2 weeks. So she may have been lying there for a lot longer.There was a lot of liquid discharged.The smell was something else. Sprayed with bleach twice after the clean up, it was still rank.
Alcoholic, lived in what looked like a rubbish bin, takeaway wrappers completely covering the living room floor, maybe 50 empty vodka bottles amongst the half eaten takeaways. Of course, most of this was mouldy too.
The guy who does my gardening also does the social housing dirty work. My god some of the things he's seen. He worked on cleaning one of the flats after Mrs 100th had finished investigating. The body had been missing for 6months and when they went to move it the face stayed in the carpet.

Only if the cost of cleaning is more than the deposit. And it has to be reasonable. That's the whole point of the deposit protection scheme, as unscrupulous landlords were routinely keeping the whole deposit even when the house was clean.

With regards cars, we had a big fleet of company cars. One of the managers did a fair bit of game hunting. He obviously didn't put washable covers in the boot/interior. The car came back in after just 12 months, top of the range Audi A4 Avant - my god did it stink, and have feathers all over it. We had to get it professionally cleaned, but even then it was stinking blood vs air freshener - we had to take the hit and pay a fine to send back to the lease company rather than give it to another employee.
