A(nother) move North is potentially brewing in the IHN household. One of the potential areas of interest is Sheffield, specifically the nice bits near the Peak (Fulwood, Ranmore, Dore, Totley, etc etc). So, doing some digging on here I found this:

Pretty much. Draw a vertical line through Sheffield and anywhere on the left is going to be great. I mean, don't come it's awful. Whoever was talking about a "crime wave" needs to get a grip 🙂 Even the bad bits aren't that bad.

On a more balanced note and as per the other thread, the likes of Dore are very leafy (Jess Ennis-Hill as your neighbour sort) but priced at a premium as a result.

I’m in the top end of Totley and you definitely get more for your money here. Used to be in Hathersage and Middlewood (near Hillsborough) before and the mountain biking from Totley is much better than either of the previous places. Middlewood is near to Greno and Wharncliffe though so if you ride those kind of trails a lot it might be worth considering. Also a lot cheaper to buy.

Also look as others have suggested around Greenhill and Bradway, still really close to the Peak and lots of good local riding. I do a lot of my biking south of there round Holmesfield, Barlow and Cutthorpe, you also get the trails to yourself generally when the main areas of the Peak are rammed. You still can get to the likes of Blacka and Totley Moor for some steeper stuff too (25 mins on the bike from me to Devils Elbow for example).

Other things to consider, if you’ve got kids the schools round here, but also in the likes of Crosspool are generally rated excellent and all levels of education. Crosspool also has good riding in to the Rivelin Valley and beyond (two of my riding mates live there and rate it).

Finally, depending on where you work and what you do, can get to town pretty quickly on bus or train, and Dore and Totley station has services to Manchester direct in about an hour.

Yeah that thread is pretty accurate I'd say.

I'm in Dore. It's great, I love living here and it's about as good as you can get for access to MTB whilst still living in a city (well, kinda). I can (and do!) walk / MTB/ Gravel / road ride from the door to the whole Peak District. It takes me about 5 minutes to hit the bottom of the trails, or 10-15 minutes from my door to the top of Blacka or Houndkirk.

It's nice and leafy, people are friendly, schools are great, there's a very useful Co-op in walking distance.

Cons: Some bits of Sheffield are near the M1, we are not. Getting North or South is more difficult than it should be (we drive ~30mins to the motorway). Similarly, I love Wharncliffe but we're not particularly near there (again a 30-40 minute drive).
Manchester is fairly easy though.
We are too far out of Sheffield's radius for Uber (and UberEats). Might bother some people.
Dore is quiet and full of retirees, that doesn't bother me but it might some.
Houses are also really expensive compared to other parts of Sheffield - although you have successfully identified the desirable areas which are all similarly priced.
If I had less money I'd live in Stannington, Loxley or Malin Bridge which are great for both MTB and road riding (the Strines is road bike heaven) but not as, er, refined as where we are.

No children, so schools aren't a consideration, will be working from home (hence why we can move). The current moon-on-a-stick specifications are:

- between £440k and £500k house, probably four bed, or some space/layout to allow us to have an 'office' each
- nice big garden
- proximity to 'proper' countryside for dog-walking
- decent pubs nearby
- walkable to decent italian/indian type restaurants for occasional meals out
- some sort of 'centre' to the place, with coffeshops/butchers/bakers/greengrocery type places, and probably some sort of ****y artisanal delicatessan 🙂

It very suburban, but right at the end of Ecclesall road, spitting distance to Endcliffe park, town is walkable but plenty on your doorstep though you'll be mingling with Students on Eccy road.

On that basis, Dore definitely fits your bill perfectly. Would need to look at house prices but might be able to get something for that budget. Totley too would meet most of those needs (nearest curry house is a bit of a way from me though), but I think the three pubs near me (Cricket, Crown and Cross Sythes) are arguably better than the pubs in Dore. Food at them is also very good (Cricket especially).

No artisanal bakers though 😬. But forge bake house and the like not too far away.

Further in towards the city maybe? Greystones/Nether Edge/Crookes etc, you can still access the peak via the parks. Everyone goes on about Dore, but at the end of the day it's just full of old people. It's the big student/postgrad population that make Sheffield such a great place IMHO.

Lots of nice bits mentioned. Don't discount areas which aren't right on the edge of town. One good thing (amongst many) about Sheffield is that there are lots of strips and patches of ancient woodland, parks and green spaces that let you wiggle out almost entirely off road even from further into town.

I used to live in Dore and it's amazingly handy for Blackamoor and getting into the Peak. I'm now a bit further in towards Woodseats/Abbey lane and there's a bit more of a centre going on, but I can still get out on bike or foot through the woods to the Peak really easily.

Definitely worth coming up and having a wander/ride round the areas mentioned and see what you think. Your budget should give you lots of choice.

Dore does have a fairly aged population but Totley definitely doesn’t. Guess it depends on the age of the OP too; I’d have happily lived near Hunters Bar for example when I was in my 20’s and early 30’s but not now I’m getting on for 50!

Apart from the second year of uni when I lived in s6 I’ve had an s10 postcode so nice I came here to study in 1988.
No idea what house prices are like as not bought and sold for 20 years but the rest of

Is describing the hunters bar area pretty well.
However... the students that make those pubs, Indian and Italian restaurants come into the area can also be a bit of nuisance at times.
I’m in sleepy fullwood. We do now have a trendy micro pub, a not terrible coffee shop, as well as useful things like coop, hot roast pork sandwich shop, hardware shop and Indian takeaway, but it sounds to me like you want something a bit more, I dunno, village centre like.
Dore seems full of oaps.

If Sheffield is a clock face you can’t go too far wrong anywhere between 9 and 6. Most people will ride out along the Porter valley which starts at hunters bar roundabout and enters the countryside at forge dam cafe. How long will it take you to get there? That’s what I’d be looking at, and why I live where I do now.

Fullwood is a good shout actually, was seriously considering a house there opposite the Rising Sun pub when moving from Hathersage back in to Sheffield. Very easy access to trails via Forge Dam up to Ringinglow.

Thanks again. I should declare that I was myself a student in Sheffield in the late nineties so know Hunters Bar/Ranmoor/Crookes, to be honest that's probably too far 'in' for what we're looking for. Fullwood or Totley probably suit better if Dore is a doddery as it would seem 🙂

Cons: Some bits of Sheffield are near the M1, we are not. Getting North or South is more difficult than it should be (we drive ~30mins to the motorway).

I've got to be honest, this is a consideration. We'll likely have to come back down here (Cirencester) at least once a month, possibly down and back in a day, and it's three hours from Sheffield, only two from somewhere at the other end of the Peak (like Belper).

Heading south on the M1 from Totley isn’t actually too bad as you can hop on to the Dronfield bypass and through Chesterfield to join at J29. Heading north is a pain though as you can’t really avoid either the city centre, the Parkway or going through Hillsborough, all of which can get royally clogged up at certain times of day.

I’m near Millhouses Park. 5 mins into Eccy Woods, then mostly off-road to Cannings/Houndkirk/Blacka/Porter Brook. Or as Tuboflard suggests - up through Beauchief Abbey and over to Holmesfield/Dronfield/Linacre etc.

Big Sainsbury’s and Tesco’s a couple of mins away. There’s an assortment of shops and takeaways around the Archer road/Abbeydale Road junction, but the exact spec seems to be changing a lot at the mo. Forge Bakehouse is about 5 mins away on the bike, as is the Broady.

House prices would be in your range. Chesterfield is 15 mins away in the car, M1 J29 5 minutes further. Sheffield and Dore stations each about 10 minutes by bike. PITA to get to Wharncliffe, Greno or M1 north.

Lol. We all know the Waitrose is still Tesco’s underneath. If you were here late 90s it’s the big one at the end of London road/Eccy road.
A few of my riding mates live up on Brincliffe edge near Chelsea park. Being at the top of the hill does give you the option of dropping down either side for different ride options. Still got to ride back to the top to get home.
Re the rising sun in fulwood I considered that my local till the micro pub opened in the former butchers shop. It’s a great pub. Some lovely houses just behind it on Clarendon. They are rather pricey though. Up Tom lane around carsick hill towards crosspool also rather lush.
But if you want artisan coffee I think you have a choice of nether edge hunters bar area or kelham island which is of course all flats

Moving from S10 to S11 - never really ridden a huge amount over that side other than Blacka and the very odd time on Totley moor

up through Beauchief Abbey and over to Holmesfield/Dronfield/Linacre etc.

What’s the riding like? Looking at the map there’s not a huge choice of bridleways is it mostly cheeky riding? Or lots of road to link up the paths?

There is some lovely stuff linking through from holmesfield, barlow, linacre. Can head back via hewitt's bank or big moor / frogatt.

Holds up less well in winter I find, not super technical but some lovely long sections. A bit of road work to join things up.

Have been doing a fair bit that way with the nice weather over last few months and more popular bits of the peak being busier.

How about Worrall or Oughtibridge, which are at about 10.30 on the Sheffield clock face. We live there and its great. Good local pubs and restaurants in Oughtibridge. 15 min easy, quiet access to the Peak. 5 mins by bike into Wharncliffe. 15 min bus ride to the great pubs and restaurants in Kelham Island. Plus its in S35, so alot cheaper than S6, S10 and S11.

What @AndrewL says, some nice riding for a change, Cartledge Lane is a lovely little downhill on a trail bike (or indeed a fully
rigid bike as I tend to ride it). Trail from Shilito Wood is nice too, as is the one off Grange Hill to Wigley.

I’ve done the bulk of my summer riding round there and down to Linacre reservoirs as much quieter than the main hotspots in the Peak.

My ex is in Dore and selling her 4 bedroom there.

Nice area, great for a pedal/run/walk from the house. I didn't really fancy socialising there tho, the pubs didn't look great, and apparently weren't.

It sounds like Fulwood and Ranmoor may be appropriate. Leafy suburbs with decent places to eat and drink. Easy to get out for decent rides on and off road. Worrall and Oughtibridge are good shouts too. All are on/near reasonable transport routes to the city too.

You will struggle on your budget for Ranmoor or Fulwood, Dore too if you want something with no work to do. Even with work a 4 bed house will be a semi and not detached.

It’s not really “mountain biking” in the current sense of the word - there’s loads of itty little bits of non technical bridleways that don’t really link up, but it’s ace on a gravel bike. You can then link up with the Eastern Moors loop, or head over to Beeley, then on to Bakewell or Matlock or the quarries between Hassop and Stoney (which then sets you up for Eyam, then over the top to Hope and on and on...). Opens up a lot of longer rides and feels rather more like the sport I first started doing in the ‘90s.

My colleague lives in S10... Not sure exactly where, but not a million miles from the Morrisons on Fulwood road, I know that much. Anyway...

2 things to note I'd say... It's bastard expensive, and though it feels like it's a bit more rural and friendly, it's a very busy area which brings with it lots of traffic and other problems too.

Short ride into the Peaks though...

Broomhill then. Certain post codes in Sheffield defy the north/south spilt in the country and are easily as expensive as down south. But that’s what you get by being squeezed between a city and national park. It’s a unique city. There is nowhere to go to prices rocket accordingly.
Live on the east side of Sheffield you can buy a 7 bedroom estate for the same price as a 3 bedroom detached in the west, factor in the best schools and the price goes up again.

I’m surprised I’ve not seen you out @JonEdwards (though might have and not known), sounds like you’re doing the same sort of riding as me (I’ll often take the gravel bike for riding round there instead of the full sus).

Keep an eye out for a yellow Singular Rooster 29+ running singlespeed or a Kona Sutra LTD and say hi if you do!

Its easy to agree with all the above points, and poeple will obvisouluy support the area they moved to as It made sense to them. don't forget for all the artisan coffee,micropubs, and bakeries etc there is always the Abbeydale Rd /netheredge area in the opposite direction which has a load of good bars, coffee and café shops open in the last 2 years.
Where we're positioned we can alternate from eccessall road to abbyedale easy enough depending on taste that day. Lots more stock of semi/detached family homes this side in comparison to terraced 3-4 beds in Walkley way

Seems to be, yeah. There's been an absolute explosion on Rightmove around here in the last couple of months, with houses seemingly going for substantially more than they would have done last year which I find surprising. It seems the stamp duty holiday thing has accelerated this massively. I don't know how the rest of the country is 'performing' but I worry we're careering towards a house price crash.

I moved from S6 (Walkley) which gave me great access to Rivelin Valley for riding to S11 (Carterknowle Road) which now gives me easier access to Ringinglow (Lady cannings).

Same here actually. I miss the riding in Rivelin Valley - it's a gem - perfect for an hour's blast. But the relatively small amount of trails means it doesn't really ever make sense to head over there from Dore (the Rivelin trails are hard to incorporate into a loop).

Sheffield city has always seemed to sell over the asking price IME in the popular areas. but current market conditions could be making it even weirder.

Even before COVID the popular areas were buoyant. Our adjoining neighbours went for 10% over the asking price and was only on the market about 8 weeks. We sold a flat at Banner Cross too for the asking price and it had only been on the market 2 weeks (if I remember right).

Mostly replying to superficial but rivelin valley has some of, if not the, best trails around sheffield. So many trails and so many loops and ways to link to other sections when you get your head around it all. Definitely a nicer way out to the peaks than through the other parks to forge dam.

@Steveh - I know Rivelin very well, I used to live in the valley itself! I completely agree - Fantastic riding, the G**f C****e techy path is one of my all time favourites. But it's hard to link the great stuff there into a much longer loop IMO. From the top end of Rivelin / Lodge Moor you still have a bit of a (road) slog to get anywhere beyond.

Whereas Forge Dam --> Ringinglow is a nice trail and it puts you at the centre of Houndkirk / Cannings / Blacka / Stanage so easy to make into a bigger loop.

Easy to get to from end of Rivelin to Wyming Brook (off road bar about 300m) and from there Stanage (easier than from the parks) or short road blast over to Cannings/Houdkirk etc.

we moved out to Greenhill a couple of years ago.

we used to live in Crookes, but wanted a bit more space, a proper garden, and some kind of garage/shed.

good luck finding that in Crookes! (there are houses that tick the boxes, but not many, and i won't promise you'll find one when you're seriously looking)

Greenhill's ace : shops, trails, pubs, schools, access to M1south, 25mins by bike to the city centre, easy access out to the 'proper' peak district.
(no artisan bakery, which is probably a blessing in disguise)

we tried to buy in Greystones, but it was a very quick market!

...which is probably a usefull point, you'll need to get in quickly : i doubt you'll be able to view a house one weekend, take the family back next weekend, think about it, then make an offer a week later. it'll be gone.
i suspect you'll have to look on rightmove more or less daily, and book a viewing ASAP, all the good stuff will be sold within a few days (that's how it worked 2 years ago).

I'm up in lodge moor, and if you don't mind the walk/ride down to fulwood for a village centre, and the rather bleak weather in winter, it's great! G**f c***se path (copying someone's stars above) is 2 or 3 minutes away, top of lady Cannings is 15 minutes, stanage pole about 25min etc.

House prices and garden sizes are relatively lower/higher than fulwood or dore, but Walkley or stannington could be even better value.

I lived in Sheffield for 11 years but recently moved to Dronfield.

It’s worth considering - it feels like a separate town to Sheffield but is virtually part of it, house prices are far more reasonable yet it’s generally nice and has very good schools.

Another consideration is that it’s a bit quicker to get to the M1 (about 15 mins via chesterfield).

Dronfield Woodhouse side of Dronfield is pleasant but very housing estatey. The other parts have more character.

Dronfield is also very close to the edge of the peaks - MTB rides on the doorstep and a quick hours road spin out to Bakewell.

Just a thought ..

Depends if you have enough time now to complete before the stamp duty holiday ends as a 500k house will nearly always have a long chain both ways unless very very lucky. Esp. If your house is not on the market yet.

The market is mental at the minute in Sheffield. If you have a nice house to sell (or buy) then in the popular areas they are going for well over asking price (not even asking price as most houses have a guide price window pushing up prices even more) but we sold ours in 4 days and bought in 5 days including going to best and finals 3 times! Mad.

But the stamp duty holiday and the fact that you can pick up some of the best long term fixed rates ever seen (with a big deposit - they were better a month ago though) makes it a no brainer if you want to move.

Greenhill is a good shout too by @ahwiles, easy access to open spaces for taking the dog for a walk, some good shops, easy down to Millhouses, train station and the like. Definitely get more for your money there too.

Don’t know if the OP wants modern or traditional type house but for £500k you get something like this https://www.rightmove.co.uk/new-homes-for-sale/property-83986171.html

You could add another £200k or more on the asking price if you dropped the same house in Dore (amateur opinion disclaimer).

I live around the corner from that house in greenhill. While the photo looks nice. It is basically on a traffic Island, with a council estate behind. There is also no front garden, and massive front windows so you are going to struggle for any privacy... We have been in greenhill 8 years now.

That’ll explain why it’s priced like it is then! I know the housing estate on the other side of Greenhill Parkway isn’t great but always thought the houses the other side looked a bit better.

Slight hijack but to avoid starting another duplicate thread asking the same questions but at a different price point.

My moon on a stick Sheffield requirement:

Decent riding from the door
Reasonable access to M1 ( heading south) and train station (by bike or public transport)
Decent local pub and a bit of a high street
No kids so schools not an issue

Anywhere that ticks all boxes?

Looks like much more house for your cash in Stannington compared to other spots.
Lots round Crookes and Hunters Bar but am I likely to get a house full of students next door there?

I've spent a bit of time in Sheffield but never with the bike so not familiar with the different riding areas or distances to the Peak. Plan is to do some air BnB stays to get a feel once i've narrowed the search a bit more.

North Sheffield is just as nice as South/West Sheff and is much cheaper as a rule. Just as good access to the Peaks and good access to the North West as well. Note Sheffield born and bred and was raised Fulwood way and the Mrs was raised Totley way and we're both very happy just north of Hillsborough now.

Either way - fantastic city, loads to do, easy access to some of the most spectacular countryside going and largely friendly folk.

I’d be looking at Middlewood, Grenoside or Chapeltown @mark88 for that price range. I used to work in Chapeltown and it’s nice, bit rough around the edges but ticks pretty much all your boxes.

Granted, you’ll not be riding in to the Peak from your doorstep too often but you can be in Greno woods in no time and on the trans pennine trail really quickly too. Probably some cheeky trails too if you know where to look.

I’d give Crookes and Hunters Bar and the like a miss unless you’re young enough to want to take advantage of the same things students do (or old enough and daft enough to not care!).

I'd say Walkley Mark88, 10mins to the station on a bike and decent M1 access. Great trails from the door for local rides and a little shopping section with all you need and some nice local shops.
I've even got a house for sale that'll leave you some change too.

Any coffee shops round the West side of Sheffield good for working in? Here for a few days to get a feel for the place. Doesn't really matter where, I'll be riding round.

Depends how far west out of the city centre you want to go @mark88, lots on Sharrow Vale Road (Jonty’s, Framery, Dyson Place, 7 Hills). Also on Abbeydale Road.

Fewer I can think of the further you go out from the city centre but that’s not to say they don’t exist.

Mark88 coffika on ecclesall road is very good - decent coffee and relaxed placed to work.

As per lard johntys and 7 hills just round corner from there are good too.

Maybe amici and bici abbeydale road too?

Upshot Glossop road best coffee but take away only at the moment I think.

If it's warm enough coffee shop in millhouses park nice place to sit for a while (but outdoor seating only at mo)

Perfect thanks - I'll give sitting outside a miss as I'll need to be there for an hour or two.

Went out for a road ride out round Loxley, Stannington, Walkley early this morning. Hagg Hill was an unexpected slap in the face before breakfast! Nice ride though

Hagg hill is the main reason I don’t cycle to work regularly... on the way home it would be about 10 miles in to my 12 mile commute. Just not pleasant!

If you’re in to your coffee too, make sure you pay Pollards on Ecccy Road a visit. Local institution and been doing coffee in Sheffield for something like 140 years.

My coffee drinking gf suggests....
Cawa in Broomhill next to Proove pizza (also very nice lunch pizza if that's your thing).
Tamper in town near the Hallam uni.
See you on Sunday. Hagg hill is always a wake up call but pretty easy to work around.

Steam Yard is great for coffee, I think it’s owned by the same people as Tamper.

Gaard Coffee Hide is good, two-sites either near Kelham Island or the Uni. Whaletown in Crookes is worth a look and Joespresso in Walkley (small but great).
