Considering putting a bid on a property that's in need of renovation. It's a semi, old farm cottage type. The next door has been extended across the back and if successful we would consider similar. My question is around the existing roofs. The original properties were traditional pitch 2 storey "back to back" build. The next door has had an extension at 90 degrees to this making a 2 storey to form an L shape making a valley roof. The property we are interested in is a single storey pitch roof at the back. If we wanted to go about a similar sort of extension to next door, 2 storey, 90 degrees return, is it possible to tie in to next doors Extension to form the new party wall at 2 storey height? Is there any particular planning rules I need to be aware of and or is it a non starter? Hope not too confusing!
Hmmmm. Struggling to visualise that tbh. All I would say is that if the wall in question is a Party Wall within the definitions in the PW etc Act you have (as the owner of the adjoining property) the right to use it, including raising the height of it and/or underpinning it if necessary.
Use their wall as the party wall? are they ok with that? if not this is an easy one, no.
Planning would consider it in the application, shared gulley and party wall is not really the issue if the neighbour is happy, you would need a legal contract there, who is responsible for gutter maintenance etc.
Another thing might be where their extension boundary is, by joining there you might be overlapping on their title boundary, this would be interesting, they might not bother but you might be gaining a few feet over their ground.
Think of it the other way round, would you be happy to let a neighbour join onto your house? they(you) might play music all night or whatever...hence the legals.
If I have understood the layout correctly, don't call it a 'music room'.

It's an option, subject to planning. Cheapest way would be to reuse the foundations to the single storey element of the property that you are looking to purchase if they are wide enough to take the extra storey. Or underpin to make them big enough. The party wall will need to be detailed with agreement of you neighbour but looks relatively straight forward from a grainy picture on the estate agents website.
See if you can find a builder to have a look with you.

North side, no south windows, precious few east or west windows and in the winter the entire garden in shade? Seems quite cheap though for the ground you get.
Build a fully detached extension at the other end of the garden?
