Morning all. Need to sell my first house quickly as have sorted to buy a new property.

I have spoken to the local agents only 2 in the village and they seem to want extortionate numbers. Also give the usual rubbish talk of what they are doing etc.

Has anyone used any online agents with great success, was looking at Sarah Beeny's one. Surly if you get listed on Rightmove that is the job done in todays world!

We are in a village called Melbourne just outside Derby if that is any help with responses?

I used these with great success when I sold my house in 2010. They will list your house on rightmove.

Jekkyl, Whilst it is not a huge sum of money, I take it you pay if you sell or not?

I used housesimple - £195 + vat total cost in my case
For this they did photos, room sizes and a skeleton ad, I customized the ad and then it went on RM/Zoo etc etc etc.
They then give any callers your no - you do everything else (viewing/price neg/establishing if they're ejits, rsoles,straight, etc etc)
*you need an EPC before they will put it on internet but you need that anyway

worked for me

Do you think you got the same level of interest with online as with a High Street Agent?

I think I'm going to use House Network. I think if you price your house realistically and its a fairly standard property (mine is a 2 bedroom terrace in good nick in a popular area) you should easily sell within 6 months.

Even if you go for one of their luxury packages it would, in my case, save me over £1000. That's a huge amount of money to save however you look at it.

Conversely, the benefit of using a local agent is that they may have a database of people that are looking for a house like yours and it may sell more easily.

Not many people look round the high street for houses nowadays IMHO.

I spoke to a local estate agent and he confirmed this. He did say there is an advantage in a high street EA for properties which older people may be interested in as they tend to use internet much less. Also fi you don't have time to show people around the online places may not be good for you as you generally have to show people round yourself - I prefer doing it myself as I've been in retail a long time and am pretty good as face to face promotion.

Used house network, house didn't sell but then again the agent couldn't as there was a massive recession on at the time.
If you have the time it's simple and easy, if you don't it's a pain.
If you want to sell quick don't tell anybody but make sure your price is realistic.

yes you have to pay whether you sell it or not but you are trying to sell aren't you.

I must say that if we did it all again we'd probably go the online route as all we did was look on rightmove and contact the sellers from there.

The only feedback I really got was when a couple came to view the flat a 2nd time having seen it once with the agent and it transpired that the agent had somehow neglected to mention the fact that it came with a parking space and garden!

In future I'd rather conduct my own viewings so what are you really paying them for?

Giving House simple a try as the cost is so minimal it is worth the risk/chance.
