Hello hive mind, looking to offload a flat in Edinburgh. Actually not mine, it's my mothers' (newly inherited) so I'll help/organise most of it. Due to neither of us being local it needs someone who can do a decent job of showing it and communicating via phone/email though I can visit occasionally (I'll be there in a couple of weeks). SPC? Or just phone up some random solicitors?

Alternatively, anyone want a nice but dated 3 bed flat close to to Blackford Hill? With garage 🙂

Can recommend Coulters or Urquhart's for solicitors. Both good to deal with, plenty of experience and knowledge of the Edinburgh market to help you maximise sale value.
Depending on the exact details I may be interested to know more though!!

Coulter's will get it sold because they're basically con artists - they advertise everything well below valuation so people looking for a cheaper house look at it, see what more they could have for another £20k and up their budget to buy it.

I used Neilsons a few years ago. Good communication, fees were competitive.

We bought, then sold with Warner’s and found them perfectly good. That was 20years ago though.

Just avoid Braemore. If they are not the worst estate agent in Edinburgh, they are putting in a very strong bid to be so.

Sold my flat with Warner’s a couple of months ago. Quick sale with no problems. They have a decent photographer who does a 3D web walk around, which was handy when selling in these times.

I’ve used Deans for a few property sales - they’ve always been good.

Unsure about Scotland (although we live here) but we've been trying to sell my MIL's old house, inherited by my OH.

Actually sold in May before she passed, and then needed to be swapped to a probate sale in June. It seems that a combination of this and a Govt system outage to move to a new process has caused no end of delay and cost.

Still the same buyer and hoping to get it completed by October...

And based on previously inherited far-away property, do not tempted to DIY.

This flat is an identical design in the same set of blocks and went for 320k a couple of years ago. So something like that. Oh, maybe this one doesn't have one of the garages, which must be worth a little bit extra, though there is shared off-street parking too.

One good reason for not DIYing is that my brother is on the scene and will be a pain in the arse given any opening. He actually lives in Edinburgh...could in theory be helpful if he wasn't a complete oxygen thief.

Garages in Edinburgh are worth quite a lot. You may get more selling it separately
