[Closed] Roofing not fixed - do I pay more?

hi all,

we recently bought a new place, turn of century terrace in Bristol. We knew of a load of issues with the place, got a nice builder in that we met through the NCT group.

He's done broadly a good job on the place, no issues with most although there is now a leak that I thought had been fixed in the front bedroom above where the 'hat' joins the roof that sits above the bay windows.

I have also just noticed that some damp is reappearing on a wall in the back room too.

For both of these the clear brief was to 'stop that happening' but it clearly has not.

Whilst I will get him back to do remedy and look at, should I be parting with more money for him to correct this? I appreciate that roofs are quite hard to diagnose, on the other I have already parted with money for him to fix, plus the cost of the scaffolding.

I'm not overly pissed at the moment, it's an old house, needed work and it probably needs a good spell of rain to test the work in anger. I just want to get the measure of whether this is more costs for me, or whether he will arrive with a view that a certain amounts he will need to swallow too (assume that he's a good guy!)

Water ingress can be a sod to sort out & it's often done by fixing the obvious cause & hoping it goes away.
If the work he's already done is of good quality but hasn't stopped the source of the leak I'd expect to be paying more but if it's bad quality work or if he guaranteed that what he's done would stop it I would expect him to front the bill.

Roof leaks... Eeuurgh!

When was your roof last completely stripped? Most often the sure way to remedy a leaking roof is to strip off tiles, ridges, battens and felt and start over. Most genuine builders know this, but they also know that people don't trust them, so will try at first to source the leak locally.

If he was brave enough in the first place, he would have said that the true way is to re-roof, but that would have scared you off at the thought of him charging you a lot of money for something you don't know is right or wrong.

Catch 22.

Pay more money and don't try and get a re-roof at someone else's expense, it won't end well.

^^^^ err not really. ^^^^
"Roof leaks" as such can be anything, suggesting a re roof everytime is absolutely ridiculous . Lead failure is a good place to start. An actual missing tile may also be a culprit. So many factors to be fair and any decent roofer/builder will work through the options far cheaper than a full strip and reroof 😯
