Quick Q for any helpful builders -
we have a shed - breeze walls, roof is a mix of corregated cement asbestos* sheet / wriggly tin
size approx 5m x 4m
foundations are unfortunately not ok, but that's a different issue **
can anyone provide a rough figure for a rebuild of the foundations, blockwork plus felt roof? would 1k / m2 get us in the right region?
* I know, removal, licensed contractors, etc - or done by us and disposed legally at local tip, before any paid work starts
** a nearby willow allowed to grow by neighbours has made the existing structure go a bit pear shaped, we're trying to get a handle on what we're looking at to get it replaced.
Depends on the specification of the final building, but 2k would get you a very, very basic structure.
I would budget in the region of 3.5 to 5K for a reinforced concrete slab with a good timber frame building built on a small 4 course brick wall. You also have to factor in doors, windows and power.
Building materials and labour are expensive at the moment.

I presume that is looking at things from "per square metre" point of view?
We had a brick shed with tile roof built, 12.5m by 2.5m, for £7 total in 1995, if that's any help.
If you're subject to building regulations (In England, at 20m2, only if within 1m of the boundary or made of flammable material) you might need expensive foundations, given the existing issue with the willow. Our neighbour built an extension and building control insisted on 3m deep foundations because there were trees nearby (despite our shed being closer to the trees and only having 60cm deep founds).
Given your spec of blockwork and felt roof I’d say you’re looking at 5k total all in up to 10k if you spec a lot of doors/glazing.
20m2 will not require building control with certain caveats (check planning portal for details) so foundation quality/longevity is up to you. I’d be thinking raft base and timber build in my inexpert option (well, that’s what I did).
Not sure what regs apply - but we already have a shed in the exact position as we want the next one (barring a slight reduction in footprint for v2) - we're looking at direct replacement cost, and it's possibly an insurance job with removal of the tree being part of the whole deal.
£7? Adjusted for inflation, what's that now, twenty quid?

I think our existing foundation is generously described as a raft. I'm not sure how deep the footings go - never needed to dig down. Timber studwork plus shiplap & ply interior is on the list of things we want to price up, after we get definite numbers for a 'like for like'.
