I’ve been having problems with my builder, replacement roof not completed after a month, still not tiled. He’s gone awol and left the roof partially open causing water damage. The work has failed council inspection and he won't answer emails, phone or texts. So much for getting a good reference or two.

I was planning to send a letter to ask for next steps, plans, date as advised by cab. That will set a date which the contract can be stopped and I start small claims. I think I need to sort out the current contract before I consider getting in another builder/roofer. Any advice from the stw collective? he will owe me money and i will have to get the whole roof started over again. Could my house insurance help here?

Should I claim for all money paid? damages/repairs, what about existing materials and labour? Anyone been through this and have advice?

every so often builder/home owners fail to agree, and then it becomes a problem, try visiting him at his address and ask what the problem is, he may be ill, injured, taken on to much work, let down by a worker , or just depressed etc.

He may well owe you money, but if you havent paid him for work done to date , you may well owe him.

Start off by talking nicely together, face to face and find out the problem .

Doesn't sound good. Hopefully you owe him money? I would immediately be looking for someone to complete the work as that guy would have lost any confidence I had in him and I wouldn't want to waste any more time on him.
