New Year, new porch

We're thinking of bunging a brick, enclosed porch on the front of the house, just so the kids can dump stuff there, instead of the kitchen.

It will (unfortunately) be slightly too big/tall to get in under permitted development, due to the slope of the hill

It should be quite simple (the usual come out 4m, with a width of 2m), with steps to replace the existing ones. We've a chalet bungalow, so there will be some fitting in with the roofs. Then I might get all poncy with a side brick shed, and possibly a small cellar for alcohol. But nothing hard.

Do we need an architect? Or can a decent builder do it all themselves. All the other extensions we've done have been slightly more substantial!

Just buy the Lego Porch. Squared off and ugly with parts that don’t fit with anything else but grownups wearing rose tinted Oakleys swear by them.

I'm doing the same. It's in the planning stage at the moment, - planning in my head!
I'm going for 2 metres square inside, so I can comfortably fit 2 bikes in there, and still have plenty of space to walk past.
The permitted development is 3 square metres.(you dont need any PP for 3 sq.M or below.)
We have a planning enforcement worker in the family, I've asked him, he says nothing will ever come of it, as the Council will only act on reports from other people, they never go round to check for new extensions.
Externally, mine will be closer to 5 square metres.
If the worst happens, and someone complains (very unlikely), then retrospective planning permission will need to be sought, and guess what, that costs the same as a normal Planning Permisssion application, at around £300. So, I'm not bothering, I'm just doing it.

Planning, and Building Regs are 2 different things. Any development must comply with the relevant building regs.
You dont need an architect, some decent hand drawings with measurements and proposed views with the existing property are enough if you want to apply for Planning Permission.
Best to have a chat with one of the Planning Officers at your Council.

it's not the square footage that'll take us over planning, more the height. We're on a hill, so the front door is already 5ft up. Coupled with the height of the roof, it's over the 3m restriction. So if it's over that, we might as well go for a bigger size

I'll drop a word to the council. Unfortunately they now charge for pre-application advice. Gor bless austerity

Word of warning @alanl my brother is currently being investigated by planning for a 30k garage he had built without planning. He has had the initial retrospective application turned down and is currently appealling....
