We rent out our old flat, it's our only rental property. The current tenants are going to be moving out early next year which will give us a chance to do some decorating and updating before getting new tenants in.

Current conventional boiler with a hw tank is old. Like definitely over 20 years old. It's working fine at the the moment but is obviously very inefficient and the tank takes up a lot of room.

Should we replace now? Or wait until it packs in?

Extra info...2 bed Top floor ex LA. Roof space insulated properly and external wall insulation due in next few years.

Unless you pay the bills it’s not going to affect you, can’t see a new boiler getting you any higher rent. I’d keep it well serviced and worry about it when it goes pop. I’ve had less problems with old boilers than new ones personally.

Wait until it packs in ..but as soon as it looks as if it's going to start costing money replace it straight away ..its not worth replacing parts on a boiler that old ..
Having said that Worcester / Bosch were giving out a 7 year parts & labour warranty not too long ago and that may be worth looking into ..and a new boiler might just attract a better tenant and allow you to bump up the rent a little ..

Don't be tempted by the combi route either.

If you think tenants complain when there is no heating, no hot water is usually the end of the world. At least with a cylinder there should be an immersion heater and some kind of back up for when the boiler goes wrong.

I'd replace whilst vacant. No whinging tenant, and perhaps an incentive when letting as "new eco boiler recently fitted" will look good on the rental details.
And don't get dragged in to the whole Worcester Bosch thing, they're like the IT worker Audi equivalent of boilers on here.
Viesmann for starters offer full 7 year warranty if fitted by approved plumber.

Will need to talk with the boss and weigh up the choices. I Was erring on the leave it till it dies side of things, but she'd rather get it replaced when vacant.

There is also this government scheme which your tenant ( not you) may qualify for if they are claiming benefit..not neccessarily unemployed ..but maybe on a low income ...
