Part of the reason I'd struggle to use all the rooms is that they're all quite small. Snooker table and table tennis table are both out 🙂

I think it`s where a part of the property overlaps with another ie next doors bedroom is actually over part of your house if I remember correctly from viewing one years ago?

You could easily convert one of the rooms. You'd have your own dedicated cycle door as well. Good riding a mile up the road too.
