moved into out house a couple of months ago, all ok.
we discovered a bit of damp round the chimney breast in the upstairs bedroom 3 weeks ago approx.
last night it appeared that damp had worked its way down to the ground floor, where by you could see 'damp' shadows through the plaster outlining the mortar / brick courses (this is directly below the bedroom with damp)
now ive got a fair idea that its probably the flashings round the chimney need sorting.
question is do we have any come back on the surveying company that carried out a building survey back in May when we purchasing the property.
the survey stated the roof was in a serviceable condition... valleys are prone to damp penetration and do require regular maintenance' we haven't carried out any works as jet.
also the chimneys were inspected and noted as 'no significant defects requiring immediate attention were observed from ground level'
do we have any chance against the surveyor or do we just suck it up and get on with it and forget about the survey etc

Not a chance. All the reports they write are designed for deniability of faults. Just crack on with getting it sorted yourselves.
As said above, just get it fixed sharpish. Ahhh, the joys of home ownership. First bill of many.

They are written to help [b]you[/b] cover for any known faults (ie, so you can go back to the seller and negotiate), not to be a guarantee for which they will be liable.
just a building survey, so nothing fancy. its not like its a going to be too expensive a fix its just the wife thinks the worst is going to happen and the house is buggered and on the verge of falling down (slight over exaggeration)
Our house is currently stripped down to a brick shell because of severe damp that wasn't picked up by the surveys we had done. The property was riddled with it but it was well hidden by the vendors.
But, it's tough. Our risk at the end of the day so we just have to put it right.
