After missing out on two of the four plots we are interested in on a new build estate we are trying to get a head start by being a bit more organised.

The plot we are interested is looking like July/August for release and build complete early 2019

Now the house builder is advising that we Need to speak to there mortgage advisors (Meridian Mortgages) before we reserve.

Do we have to use them or can we use someone different? Have looked up London & Country but anyone in Lancashire area know of any other local ones.

You can use who you like. The developer(s) will be happier you using their preferred option as it makes them money and they can keep an eye on how things progress with you getting a mortgage.

You can use who you want, they ask you to speak to their advisor to ensure you can afford the property, the developer isn't meant to find out how much you can afford but I'm sure they do which then helps with their negotiates.
Most estate agents will make you go through this process to ensure you're not wasting people's tine

We weren’t very impressed with Meridian. They messed up some paperwork which delayed us being granted our mortgage agreed. In the end we spent an hour on the phone to NatWest every day chasing it up and trying to get it through the underwriter and that’s how we found out they had used the wrong information. I wouldn’t use them again.

You could use a broker as them getting their fee relies on you getting a mortgage. You won't have to pay the broker as they get a kick back from the mortgage provider for setting it up.

Do you also need to find a solicitor? (or is that just Scotland?)

Did my own dip with Halifax and they quoted us well over the £130k we need. Should I speak to both of them Meridian and L&C.

Both on reasonable salaries £30k each. Missus has a couple of missed payments in the past on a littlewoods account (2014) and I have one default from 2013 all settled.

Yeah will need a solicitor which I'm not sure who yet
