So our house is the top two floors of an 1883 building the flat downstairs has the main door. Being a "big hoose" at that time it had a large garden which by 2000 was much smaller approx 30mx50m. The garages are the old stables with a room above approx the size of 4 generous double garages. In 2004 the owners built a new house in the grounds and sold the now split big house.
We all have to stump up for repairs to the garage but the new house own the room upstairs.
Now they want to convert it to a flat for Airbnb, which irks as I've been mentioning minor repairs needed for years but now they want it all done and paying to make it good so they can profit makes my teeth itch.
But I suspect they really want to move into it and sell their house, which will cause lots of parking issues. How easy would it be, as it's residential and registered to their address although a separate building, to carve it off and sell the house. They don't seem to think it's an issue. I've looked in the deeds and they don't really help.
Am I going to end up paying towards their renovation of their new flat?

If they own it and want to convert it to a business then they should pay. Get the agreement altered so your shared maintenance of the garages is downstairs only.

Make good to garage standard and make good to. Residential standard are a world apart.....

They are paying for the latter if that's what they want.

This might be one of those rare times where the addition of lawyers will improve matters. Get the property transferred legally and have a good hard think about what you want in exchange?
