I've got a holiday home in the Lakes. currently let and managed by a letting agent.
but I'd like to build my own website about the property.
could anyone recommend a simple and effective off the shelf platform?
Wordpress plus a theme you like.

So my vote is for Squarespace, www.squarespace.com. I believe it ticks your 'simple and effective' boxes [i]significantly[/i] more than any other platform.
www.nathanielrosa.co.uk mine is built on it. But it's not just for photographers, there are as many business-orientated themes as there are 'portfolio' themes. Very cheap, very, very easy to make it look / act the way you want it to. And everything is all under one system, one backend, no messing with code. You just move and build things with your mouse.
For just choosing from the provided styling options and putting a site together yourself? Yeah, squarespace.
Keep it simple - a website should cost you less to build and maintain than the extra revenue it generates.

Wordpress. Simples.
Squarespace if you want it to look great and do simple things in 10 minutes
Wordpress if you wan't to do more complex things and want it to look great in 1-??? hours depending on how long it takes you to find a theme and install the extensions that do what you require.
...or even Drupal if you want to spend more hours, working on functionally complex websites.
Mind you, that means you'll be running code that I wrote - are you feeling lucky?? 🙂
