Hi all,
So we've made a couple of offers on a house and our second offer was accepted at £3k below asking price. The valuation has come back with a £1k retention due to a 'higher than normal damp reading' on one of the internal walls. The house in question was completely refurbished and appears in very good condition. The Homebuyers survey confirms the potential damp issue.
Is it reasonable to ask for the vendor to reduce the agreed price by another £1k?
If yes, should this request be made through the estate agent or our solicitor?

I would pitch it so the £1k is retained by the solictor and used to settle costs of making good, any balance then returned to the sellers. Done this before, everybody happy as it doesn't look like you are just trying to get money off.
Don't lose a good house over £1k though.
