Discovered a damp patch behind a roller blind this afternoon. It's not actually damp at the moment ('cos it's not been raining) but looks fairly rotten.

Not known about it until now because the blind was installed when I bought the house. One doesn't like to libel the previous owners but since it was the only thing left behind when I moved in I should probably have checked earlier!

It's a dormer window with a lead sheet on the outside and it looks like the seal has failed there (photo below). How do I fix this, and is it the sort of thing that would be covered under the NHBC warranty, which still has six years to run?

Its probably very simple to remove that bead which looks like it has gaps around it and run a new bead of external silicon. As long as you do a decent job with it, it should last for years.

Silicon bead as above just make sure it suitable for lead flashing ie it will stick!

That looks like a mahoosive silicon bead. By eye 10mm+? I would say the window frame is too small for the opening. Worth flagging up to NHBC, but good luck with that…

You just need some 20mm or even 30mm upvc cover strip because 10mm won't be big enough.o it comes in 6 meter lengths it costs about 3 pound and some silicon which is about 2 pound 50.

Compriband tape from Illbruck if you've got 20mm depth...
