Just had a quote for some Karndean floor to be fitted and it was more than expected.
£750 for a 3m x 4m room, including taking up the current carpets and fitting 6mm ply to lay it on.
We’re getting another quote, but is that in the ball park?
And if it is, any ideas for cheaper alternatives? It’s for a home gym/turbo room.

Have you looked at Marmoleum in a funky colour, it’s ace, made from natural materials and bombproof.

we were quoted £130 psm for levelling and glue down karndean

rip off.

likely to be going mid range amtico at £30psm and sourcing my own fitter

I particularly do not like the model where they do not honour warranty unless you have used a certified fitter. it does look nice though

60 odd quid per square metre fitted by a professional/company is about right.

You would be paying minimum 25 quid SQM for the basic range, just for the material.

Any less and I would expect a substandard job.

Labour is always going to be the at least half the cost of the job. There are alternatives to Kardean but I think you would be compromising on quality

As long as the width is no more than 4m (lino rolls don't go wider than that), then I'd definitely go for the lino option. There's some really nice stuff out there, for a fraction of the cost. And if you drop a heavy weight on it you don't need to worry.

It's also not hard to lay it yourself. The right preparation amd adhesive and you'd probably get nearly the same finish, unless the room has any complicated features.

Agreed- ply cover over floorboards nailed at 90mm centres with the Karndean glued properly and it’ll be good. Ours has been down about nine years now and still looks pretty decent.

I've just bought 36m2 karndean glue down at £30pm2. Still got to pay someone to fit it though.

I fitted my own (non karndean) in the bathroom and would again for a single room.

This. We've got lino in a wood plank pattern in our dining room, had similar in bathrooms before, looks great.

I'd go self-lay lino tiles, and I say this with the experience of doing Karndean too. The Karndean doesn't give any benefits over standard lino, and tiles are easy to fit, I'd not want to tackle a 4m wide roll of the stuff though!

This is all assuming a no fancy patterns with bevels or panel edges. As others have said, a good flat, firm sub-floor is the most critical bit of the job.

I've been frequenting various flooring forums. So many horror stories for LVT, where the floor hasnt be left to dry properly, where the ply has swelled, where its faded or buckled in front of south facing doors. I do wonder if it really is as good as everyone says. I'm struggling with an alternative, any floating floor also seems to have trouble in a south facing glazed room.

And i've just seen the price of flooring grade ply. Ouch.

Wife does not want tiles...

I approached my local guy about LVT and his recommendation was a click together LVT which was more forgiving than glue down - fast forward a few years and it had split joints all over the place. Totally bobbins product. I lifted it and fitted engineered oak myself which was what I should have done in the first place

So whatever you do, don’t get suckered into click together stuff

12sqm £62.5 per SQM sounds about right for Karndean, there is a fair amount of prep work that is required. Karndean is expensive as far as that type of flooring goes, and there's other alternatives, but the prep costs are the same.
