Considering how good you lot are at answering these types of questions;

I've just moved into a rental house and have found that the landlord has removed the freezer. Considering the freezer was there when I viewed the flat prior to signing, and the flat ad stated furnished W/ white goods, I was wondering legally who is liable for getting a new one?

I'm of the mind that the flat was rented "sold as seen" and they're in a position to replace... Can't really afford to buy one at the minute 🙁

I don't really buy the "sold as seen" thing either as you have rights to live somewhere in good repair - ie if there is serious black mould damp or electrical sockets sparking they can't say "sorry, sold as seen".

Is there still a fridge, washing machine etc? That is proof that they were intending to supply them. Maybe call up and ask where it is? Maybe there is an honest reason and it broke or failed a PAT test?

If they refuse then say you want £5 off the rent and get yourself on freecycle.

You can get freezers for buttons - ebay, freecycle, that kind of thing. Many people ditch working ones.

Failing that, appliance repair shops often sell fixed ones for £50 or whatever. At least, they used to...

Dunno, do you not have a contract that states what is supplied with the property?
A standalone freezer could be regarded as a 'luxury/optional' item so not included in the white goods.

With white goods, there is a fridge and a new washing machine. The house itself needed a fair clean before we moved in too (it's lovely now though)

One thing I'm tempted to do is buy one and invoice them for the cost. but asking for them to knock off some rent for the inconvenience may be the route to go.

If the freezer and anything else for that matter were on the inventory that was checked and signed for on your moving in date, then the landlord should provide one.

If it was merely a matter of c/w white goods, then he's satisfied that part of the deal by supplying you with a fridge and a washing machine.

You should have been able to check and sign the inventory when you signed the lease, if its in the inventory you have cause for complaint as you are now responsible for that missing freezer, if no freezer is in the inventory then you're stuffed

Balls, the cheeky buggers left it out of the inventory. I told the Mrs not to hand it back over until we had this straightened out... Sugar

Yup, if it's not on the inventory it's not his/her problem. Wouldn't try witholding rent without their agreement as that's just going to piss them off and probably get you evicted after a long drawn out court case and CCJ's against you meaning you wont get another place to rent/mortgage etc.

We paid a tenner for our last freezer from a coffee shop closing down.

On a very similar note, anyone in Teesside got a spare washing machine?

Thankfully, I would never withhold rent. Meh, well I'll see if I can get away with being cheeky and asking for them to replace it anyway, nothing ventured...

Polite ask "where's the freezer gone" would be my first port of call.

If he gets smart just a quick reminder "well there was one there when we viewed".

If he's still playing smart arse, seeing as it's not on the inventory, sorry you got no choice but to suck it up and put it to experience. Good thing is, you'll pick up a working one somewhere for peanuts, and when you move out it's yours to sell still. Just think of it like another £50 on the deposit you paid and it's not so bad.

Was the house occupied when you viewed it?

If it was it could conceivably have been the previous tenant's freezer and hard luck on you.

If it was empty you could call to the landlord's better nature and explain that you had assumed it was included as it was there when you viewed.

I'd keep this good natured. Nowt worse than setting off any relationship with an argument. As people say, they are so cheap that if he says no just give up.

If you have to buy or freecycle one now, sell it to the landlord when you move out.
