Just had all the render taken off the side of our house and redone also asked for the quote to include redoing the roof verge as it looked a bit crumbly and the side of our house gets blasted by coastal winds. Plasterer says he's ready to paint but I'm concerned by the finish and particularly the roof verge. Seems to have broken a couple of tiles and patched over them and also a split has appeared in the lead of the porch roof (falling render has likely caused this as he didn't protect the porch roof very well. can this be patched or does that section need replacing?)

Thank you for your advice. Feeling so stressed as had a rough time with trades this year.

tbh I wouldn't be happy with that.  I'd expect water to get into that cement and eventually crack / start falling off.

That tile may well have been cracked before, proper approach is a new tile which would take minutes if you already have the scaffolding up.... window ledge needs a bit of filler foam and the there should be a plastic bit that clips into the sill.   Probably can pick them up for not much, bit of a faff finding the right profile, unless you know window supplier

and that lead work - ours had drip things fitted along the length and the gap between render and lead had some sort of grey sealant to finish it off.  Not sure about the photo, but looks like you may even have a hole in it which needs sorting too.

Certainly not good enough, the verge wont last a week when it gets cold and wet.

I'd be concerned by the attack from the x peen hammer on the lead but generally a crappy job

I was trying to post a picture of our lead work but god knows how to use the functionality.... its changed again

I was told drip trays were needed by building regs.  Doesn't look like you have them

I would not be happy. The lead can maybe be 'welded/melted' to fix it.

Wrong mix imo.far too much sharp sand and not enough soft or building sand if any.

It's awfully bad tbh. IM no builder but my roof repairs and rendering put that to shame.

Maybe it's because it's my own place and I am not rushing to finish up and leg it to the nearest pub  ,so I take my time and do things properly..

Screwfix sell specific sealant for roofs and gutters and leadworks so a tube of this would help

Crack in tile from ladder hitting it sideways possibly , ridge pudding has all failed and needs removed and replaced. Sill needs end cap .

only thing holding that sand in the verge is hopes and dreams.

Set up for coming back to redo it next year perhaps.

Oh dear. I wish he had just said he didn't want to do the verge if he doesn't know what he's doing. He's back removing the broken tile and is struggling to get the tiles lined up. I've watched a u tube on mortaring the verge and they use 3 1 mix and push bits of broken tile into it to strengthen and help it go off. I've told him about this and he's giving it a go 🥺

Google cavity tray.  it depends on the construction of the porch.  if the original exterior door is there and the porch built around you'd probably be OK.  it's designed to stop damp ingress into the interior wall.  water can Penetrate the first leaf and run down the cavity.  a cavity tray takes that water and diverts it back to the exterior.  without it you can get damp.  building regs said we had to have it

Well the whole reason we were getting the render redone was due to water getting in to the cavity somewhere and going into our fusebox which is recessed into the cavity wall by the front door. Front door is not where the original was. We originally thought it was the porch roof that was the issue so we had that re roofed (see previous thread on that!) That was a mission to get someone.

There is a concrete ledge inside the porch roof which was the original bit that was above the front door and the other houses in the street still have that sticking out over their front door. It has no supports under it so I think it goes into the cavity and so any water that manages to get behind the render runs down the brick inside the porch roof which isn't rendered hits the ledge and can travel into the cavity. We hoped sorting out the render and the porch roof would prevent anything getting in.

Edit no damp internally and it's only when it's heavy rain plus a strong wind that we had the water getting in to the porch and fusebox

Any better? He's currently chipping off the rest. I hope he at least knew what he was doing with the render mix.

That looks better, sure someone more qualified will make comment

Re. your porch and fusebox that sounds exactly the reason why you want a cavity tray above the porch.  You have to cut out a bricks thickness, fit the tray with weep / drip vents every metre or so and then refit the brick, tucking the lead in

I cant work out how to post a picture but the diagram on wickes website shows a tray fitted:

Its designed to catch water inside the cavity and route it back to the outside.  I'm surprised the builder didn't suggest this if you are getting water inside the cavity

Ugh that sounds like undoing a lot of what's been done already. I guess we have made the mistake of going with a sole trader who is a plasterer and not a general builder. I just wish he'd said what he can do rather than hoping for the best. Last time we went with a building company for our bathroom they were terrible at tiling so it put us off paying a premium for a building company. We had a quote for 12k for this render job from a bells and whistles company and this guy was a third the price.

Having watched it be done I think is diyable, especially if its just a small stretch above a porch

Maybe see how the winter goes, if water gets into the fusebox again you will probably need to put a cavity tray in, or maybe there is another solution I don't know about.  I'm not a builder just had a lot of work done recently and was watching the pennies so anything I didn't understand I researched why I needed it.

Whilst render does a good job on keeping the elements out I don't think it is possible to completely waterproof the outside of your house so eventually water will find its way in.  My pebbledash is in a bit of a state and needs sorting in the future, but at the moment the cavity trays are doing what they are supposed to and no signs of ingress or damp

4th pic shows 2 open wounds and a big sharp dent in the lead and that's just a wee bit of your lead flashing, 5 pic shows he's no finesse in his work same with the next pic

Did he do the lead work too as it looks  rough

It looks like k-rend applied and an instant quick rub with a sponge

Probably why he's cheap

Well it's looks like it may be a total disaster. Went out to brush down the wall for painting and it seems really loose. Brushing doesn't seem to work it just keeps shedding sand. I'm guessing that you shouldn't be able to rub the surface away with just finger pressure?!

Oh and to top things off I caught him scrubbing the porch door glass with a metal pot scourer when he was cleaning up yesterday! Looks like that was after he'd done the same to my bedroom window as I just gave it a proper wash and there are fine scratches across it.
