I'm making the assumption that, if it's on Rightmove, it's also on Zoopla and onthemarket, and vice-versa. Is that a valid assumption or do we need to be trawling all three? Please say no...

And is there anywhere else worth looking that will have properties that aren't on the 'main' three?

I was told by a mortgage broker that some people don't like to use Rightmove due to high fees so it's worth checking the others but I've not found much difference. primelocation sometimes has houses that don't show up on the others IME.

The agent we've just sold with had their properties appear on onthemarket a few days before they appeared on rightmove and when looking for a new place I didn't find anything on zoopla etc that wasn't on rightmove as well.

In Scotland you might find properties on the local Solicitors Property Group that aren't listed elsewhere.

Properties tend to appear on onthemarket.com at least one day before they are on Rightmove. Something to do with the fact that onthemarket is run by estate agents (maybe?) so they have exclusive rights for 24hrs.
Worth knowing if properties are moving fast where you are looking.

Also, if you can handle it, worth getting on a few local agents lists then they'll contact you when something is coming to market. But, they will also contact you with a lot of irrelevant stuff way out of your budget because they are sales people.

Might sound daft but a friend found his current family home on Facebook Marketplace of all things! I know a lot of rentals appear on there so you might have to dig a bit but just had a look on my local area on it and there are a few on there right now.

Bizzarely there are still some estate agents that don't post properties online. I have seen some differences between Zoopla and Rightmove in certain areas. Might be worth posting on local FB groups if you're looking for a specific area. However, don't do as I saw on one posting on the Isle of Mull looking for a property and prepared to pay "over the odds" - to say the local pitchfork brigade were up in arms is an understatement!

As said above some stuff goes onto Onthemarket a day or two in advance of the big two.

We were just using Rightmove then a mate suggested Zoopla as some are on there and not Rightmove. We found a couple of places solely on Zoopla that we ended up viewing.

I've never used Onthemarket but checked it out this morning and right enough there's a couple of places on there which aren't on either Zoopla or Rightmove (yet!)

There are hundereds of property portals but it's dominated by 3; Rightmove, Zoolpa, OTM. Rightmove has something like 85% market of the portal market and the other two top up. Neither is quicker than the other, particularly, as an agent wants it on whatever portal they are signed upto (often all three) asap.

There are some agents that dont use portals so I suggest you familiarise yourself with the agents in the location you are looking and check their websites if they dont subscribe to a portal.

It's worth talking to agents as they may contact you with something before it comes to market - particularly in the current market.

When I sold my Mum's house in North Leeds the estate agent I used had a list of people wanting to buy in the area and it was sold before getting anywhere near Rightmove, Zoopla etc.

We rang round the local estate agents, told them our requirements . Had 2 viewings on properties not advertised and bought one.
Some sellers don't want tyre kickers.

Mate of mine just sold privately, nice house in nice area just told her friends if they knew anyone interested. Sold privately pretty much straight away.

Bought again, again privately, through same contacts. Obituaries actually, bought off estate directly.

I would be posting on local community forums asking if anyone knows anything coming up,

This sounds facetious but it's not, it's a genuine suggestion. Get in the car and drive round the areas you're interested in, looking for For Sale signs.

Cheers all

Get in the car and drive round the areas you’re interested in, looking for For Sale signs.

Trouble with that is the area we're interested in is about 120 miles away from the area where we currently live, so that's not massively practical (and, yes, taken as genuine suggestion)

We rang round the local estate agents, told them our requirements

Yup, next job.
