Hi, I was hoping to pick the brains of anyone with any experience or expertise in this sort of field...
My garage runs front to back of my semi detached house and has a flat roof. I have a door that goes into it from the kitchen, so the rear of it effectively gets used as a utility room. Over the last few years I've been fighting a losing battle with leaks and it's got to the point now that money is going to have to be spent. Rather than just put a flat roof back on, I would like to put a hipped roof on it, continue it forward a couple of feet into a kind of canopy at the front of the house which would then continue across my kitchen window and join with an also new hipped roof over my (presently flat roofed) porch. I would also like to bring the front of the garage forward to the front of the canopy and fit a roller door, as this would give me a little extra space to make the garage more useful.
Now, I've got a friend who is a builder who is more than capable of doing all this work for a very good mates rates price, but he's not massively switched on with the planning side of things. Anybody got any suggestions about cost effective ways of getting plans drawn up, and general guidance as to the planning proccess, really. I'm hoping to keep it as low key as possible; its not living space, so I'm [i]hoping[/i] building regs etc should be straight forward? but I don't actually know...
Any help or advice would be appreciated.

and ring the planning dept at the council and explain what you've just said and they will advise you. It'll be couple of hundred for fees for planning and a couple of hundred for building regs (if needed but probably will).
You will need plans to pass planning and so your mate knows what to build and a spec. That'll be another couple of hundred. If your builder mate can't do plans i would hope he must know of someone who does.

Thanks guys. Yeah I'm in Shropshire. Had a look at that planning portal site, I may be being daft but there doesn't seem to be anything I can find on attached garages. Just detached ones and single story extensions. Hmmm.
Can anyone recommend a competent plans draughtsperson? (is that what im looking for? Surely i dont need an architect??) My builder mate doesn't usually get involved with that side of things, he mainly works on big commercial stuff.
Don't think you'll need planning permission as the extension is already there and you aren't extending further. My Dad did the same on his semi.
As previously said - contact your local planning department, there usually pretty helpful, i'm pretty sure it'll not need planning but its best to check with the local authority 1st.
If it does need planning it sounds like you need a 'friendly CAD technician in the Shorpshire area' (may be try a new post with that title) - unfortunatly i'm bristol baised and dont do PJ's (personal jobs) unless i can at least visit the building / meet the client.
