I’m currently looking at getting an insulated log cab / garden room to use as a sports massage treatment room.

I’ve looked at a couple of companies and wondered if anyone has used either of these:

I already have a concrete base and electricity in place and I’m looking for something around 3m x 4m thT can b3 used all yeR fo7nd and is of a decent quality.

Built a dunster house 3m Rhein a while ago. Really easy build & generally good quality. The doors are shoddy though, so if there’s a UPVC option go with that.

Plenty of horror stories around now for Dunster House - they were also pretty agressive with the sales techniques when I spoke with them. I used Gardenoffice.co.uk

We've used Skinners down in Sussex for a 'standard' garden shed. Not cheap but it seems to be holding up nicely and is a lot better than the kit shed we bought.

They were excellant. I built mine myself but they will do that for you if that's what you want.

They tailored a design to match what I wanted in style and dimensions and it was shipped direct to me from supplier in Holland.  Easy to build.

I'm in the process of buying too, I like the look of the Tuin cabins, Garden buildings direct look good value too and seem well reviewed. 44mm timber and decent windows/doors.

I got our local shedmaker to build ours as I just didn't have the time, I then insulated it and lined it myself.

I made mine out of sups panels, warm in winter, cool in summer and finished with some nice pine velfac windows.

We went as far as getting the company surveyor in to ok the position of a detached wooden garden room before I woke up one morning and decided we needed an attached house extension type garden room.
It really is brilliant and the room we spend most of our time in.
It has a glass gable end and sticks out into the garden so winter or summer you feel part of the garden. And of course it has heating and is a few steps away from in house facilities.
It also has a solid insulated roof so no super high temperatures on a sunny day and comparatively less glass area than the conventional pvc conservatory.

We really had our hearts set on the detached shed style room. The one I really liked was a round hobbit style one with a green roof. It was bespoke and would have cost more than the house extension one we eventually had built.
Down sides to the shed style are just the practical side of things.
Heating (wood stove?), lighting (armoured cable extension?), what do you do for a cup of tea (add a water pipe?), heads (bucket and chuck it?), trailing wet feet into it in the depth of winter after the cold windswept walk getting the froth blown off your cappuccino.
I just reminded myself why we didn't get one.

All true, but I don't really want an extension to the house, I want a separate building away from the house, YMMV. I can do all that stuff in the dining kitchen we have.

Well not really, that's just part of a really cool space at the top of the garden. I do however like beer a lot and it's so much nicer sitting up there than sitting in the lounge. Thankfully we didn't go full optics 😉

Have I imagined this or not - are there some regulations around this type of structure whereby they can be classed as a separate dwelling and subject to council tax?

If it's a self-contained unit - meaning has a kitchen, bedroom, and bathroom I think.

It needs to have a TV aerial and toilet to be classed as a separate house IIRC.

We looked at Dunster House which are a bit more customisable in terms of door/window placement but Tuin had much better reviews and quite a bit cheaper

What did you go for in the end then?.

Ordered a wee Tuin, a mere 3mx3m, but double glazed and 58mm logs, perfect for relaxing and watching the sunset. Delivery mid-july, concrete base down and ready to go!.

Thread resurrection. What did you go for on the end? I'm looking for something like the delux garden room in that skinners link. Do others recommend them? Garden room specialists the best idea or local building company be better value for money?

This is something we might be considering later in the year, but I've been distracted by a colleague who has gone for a composite garden office - low maintenance, fully insulated, looks fantastic.

He's using it for work and filming his YouTube yoga sessions. Cost apparently wasn't much more than a "proper" built wooden office.

I looked at self building and worked out significantly more expensive as well as the faff in the actual build plus having to buy a shed loads of tools I don’t have. Would have been a nice project, but just not cost effective and I don’t have the spare budget around me at the moment to indulge myself. The cabin my mate got from the place is a really sturdy build and looks pretty good. He’s got insulated floor and roof. He had not heating to it as he uses it as a summer house but keeps a bookshelf in there with books and soft furnishings and no issues with damp or moisture ingress.

MCTD I have a 3x3, 58mm log depth cabin, I love it, great place for 13 year old daughter to chill with pals etc, it's a great wee space.

However, when I have to treat it again next year, I'll be wishing once more I'd gone for a composite one!

If you have many hours to spare go to https://www.logcabins.lv/ around 4000 designs from a summer house to a 6 bedroom house. The web site is a bit of a rambling design but its a good place to dream 😉

I had a custom built one from them in 2014 based on this
