I don't have a lot of experience buying that kind of stuff but I had some quotes recently that kind of floored me.

Barn-opening garage doors - I'd hear good things about Tekentrupp - double skin insulated barn opening, with some windows. No blinging options - no lights, numbering. I thought that would be up to £2000 but I've been quoted £4000!

We have an old wooden conservatory that needs replacing from the above the brickwork. New windows, doors to outside, roof. SWMBO is leaning towards a solid (insulated roof) so it's usable for more of the year. That'll be a bit more than a cheap conservatory, but this is tiny - barely 2 x 4m. We were quoted £20000! TENWTY THOUSAND POUNDS. wTf. iSULATION MUST BE MADE OUT OF UNICORN dandruff.

Do I look rich? must do. FFS.

What's going on? We are on the edge of a pretty nice 90's estate - but ours is older, cheaper and smaller. IF they're assuming they can apply mark-up on us relative to the nearby houses worth 3x as much then lololololol. Plus a (old) camper on the drive won't help.

Little help here then. Needs barn door garage doors in 7x7. How much do I expect to spend? I though £1k to £2 would be plenty. I don't have anyone to help install, if I wanted to do it myself. Is wood more cost effective but reasonably secure?

A small conservatory shouldn't be more than £4000 ish? Plus solid roof upgrade and electrics for lights? Am I way off?

2*4m is a fairly reasonable sized conservatory, isn't it? It's about the size of the room I'm currently sat in.

For the garage doors, you can get them for sub 1000 (one thousand). Tekkentrup or any German sounding names are premium. Insulation is more more expensive ofc but I think that is the sort of thing you can somewhat add yourself without looking completely poo poo.

I've been looking at similar garage doors. I looked at Lathams and Carteck, following recommendations on here ages ago. When I added all the extras (security, colour, windows, bits to make them fit) they were getting on for £2k, which I thought was enough.

Feels like I'm being taken for a ride? I was hoping someone could come along and say "nah, that's what Teckentrup cost, try XXXX for slightly cheaper spec but better value"

Replacement conservatory has probably been priced for new footings and full demolition. The builder will assume that what is there will only support the current load and not the new load. Filling a new hole in the ground ready for building is always a bit spendy.

I would expect a rebuild of windows and roof in good quality would be circa £10 to £15k at a guess for that size.

The 'solid' type conservatory roofs do cost more than high quality glass.

Your expectations are way off in my opinion based on my experience I'm afraid.

Just buying a single new double glazed window unit of a decent size could cost you nearly a grand.

Seems like it's more like £1800 (assume parts only) so a bit better, but other prices fro mthe same retailer include fitting, so...

I had a quote for some decent insulated 'barn' garage doors recently, from a mate who does this for a living so legit, and it was just over £3k I think, which sounded a lot to me but that's clearly what you pay for decent ones. If you are anywhere near the NW then I can provide his company details if you want, just to get another quote.

A friend had his conservatory changed to more of a room - exactly what you are looking at - last year. Similar size.

£15,000 and done by another builder friend so good price. This included 2 rooflights, lighting, heating, tiled floor.

Note with so many working from home many tradesmen are flat out doing this type of work so no need to discount prices.

That conservatory cost is about right I would say, I built my own, bought kit form and 3x4m fully complete, floored, electrics, heating etc cost me about 6k about 10 years ago and that was zero labour costs and was starting from a bare area, you have waste costs to add on to your build.

Just to note, I compared this with one from Lathams and my impression was that though the Lathams ones were cheaper to start with, they're stock sizes with add-ons (at cost) to make it fit your garage, whereas the Carteck ones are made-to-measure as standard, so unless you get lucky with your sizing, the final prices aren't far apart. Also, the Cartecks look to be easier to fit (partly due to lack of bodging to fit a stock size). Not sure there's option for glazing though, which is a shame.

I fitted Carteck at our other place (from the same supplier all custom made - £1500 delivered. Really happy with them.

There is glazing (as you can see - different sizes/shapes/locations) but the glass is actually a type of perspex.

Carteck were great - they even fitted a supplied letterbox flap FOC (holiday home and I didn't want post piling up in full view.

Hormann sectional double garage door (insulated) - £2.25k
New conservatory (with a glass roof) 5m x 2.5m - £15.5k

The local firms doing conservatories/building works (the ones with showrooms etc) were quoting £20k+ but we went with a local father/son 2 man company and he did a great job. Even repaired our side gate while waiting for a delivery!

I recently got a roller garage door from here https://rollerdooruk.online/
It uses the same motors, electrics, slats and frame as the ones the big companies will quote you for, but came to 1/3 of the price I was being quoted (£700 vs £2k), as long as you can install yourself

Can't comment on price but Hormann honour their 10 year guarantee - I've had all the paint flake off a double garage roller door that was 9 years old - new door arriving soon

It might have escaped your notice that everyone is adding extensions, conservatories and garden rooms to their properties, builders are very busy, there are material and labour shortages - probably not the ideal time to strike a bargain deal.

My garage door is being replaced with a barn door style in the next couple of weeks. It is a more budget option I think since I didn’t need insulation, but it’s a Fort Steel with the frame and doors stays all fitted for £882.

A roller door would have been £1560.
