Was due to complete a flat sale this week, sale has been dragging on for around 5 months for various reasons.
Buyer has now pulled out. * * * *
thats the second time I’ve sold it and the buyer has had second thoughts, though at leas the first one had the decency to tell me after a month.
Does this happen a lot?
This is only our 3rd house in 30 years, but when trying to buy our second our buyer decided she wasn't going to move after all on the day we were due to exchange. We were annoyed.

In my experience it unfortunately does happen a lot. I personally think that people tend to get caught up in the excitement of the sale / purchase, then suddenly think 'what am I doing, this place isn't right for me at all'.
Sellers are often just as bad though. A friend of mine was a long way through the process of buying and had spent several thousand pounds on solicitors fees when the seller suddenly decided not to sell after all. The given reason was that he didn't need to sell after all because his parents had given him a load of money!
If sellers (or buyers) were made liable for costs incurred by the buyer (or seller) if they had a change of mind they might think twice about playing at buying (or selling)
I do feel sorry for those in the house-buying process in England - it's way more sensible in Scotland.
One ''buyer' asked that we knock down our 150 year old outhouse.(her survey had flagged it as unsafe)
Double skinned, took it down by hand, confronting monstrous spiders, capped sewage & water, moved it all thru terrace house by bucket ( too narrow for barrow) filled 2 X 1tonne rubble bags in our tiny front garden that slowly spread out to 90% block our front door as guy collecting it kept cancelling, then he nearly dropped a bag on neighbours car.
& Then obviously she pulled out...

This is the case in Scotland, hence the reason for it not happening a lot.
