[Closed] Full house renovation costs, anyone on here who can give me a rough idea of cost

Found a house that could be perfect but it needs major renovations. Unlived in for 2 years and currently as two gutted flats. Previous owner (property management company) has started going up into the roof but have not finished it. A buyer before has pulled out as there are some problems with the roof. It has been done and looks good from the outside but I think it needs some more support/finishing. Basically it is a full gut and move a few walls around, finished loft conversion and then make a home from there. Big job and I will get an architect/engineer and builder to do the work as I know enough to know that this needs experts! But I currently only have an guess at the price. SO any idea from builder/developers on here please let me know. It is a London (SW) Victorian end of terrace so the costs will be inflated. I currently I have £100k in my head by think it might be closer to £150k. List of what needs doing below, anyone with more knowledge than me offer a better idea of cost? Got a few builders lined up to take a look but want an idea first, cheers

Work to be done -
Complete loft conversion, velux and dormer are in but need finishing, staircase needed and roof needs more support
Maybe some water damage and damp to sort out (roof was leaking)
Re plump and re wire whole building (house is about 1600 sq feet) including a cellar
Move some non supporting walls (one or two may need support not sure)
Put in patio door on external wall, needs support
brick up an old door way
Re plaster 4 beds, lounge, big kitchen, 2 bath, 1 toilet
Double sash glazing on 3 bays, and 4 windows
Wooden and tile floor on ground floor
Floor needs to be sorted for carpets upstairs
2 bathrooms fully fitted and tiled
full kitchen and fitted white goods
All doors and skirting boards need to be replaced
New staircase to cellar and some damp proofing in the cellar
New front door
Full decoration

Outside
Small patio and side return need to be paved
Knock down old external toilet
Tile front garden (small) and tidy up small brick wall
New side gate

150k is your starting point.. alot of serious work req.

So many variables it's almost impossible to tell, but if you work it out then double it and you'll be close to what it will eventually cost you.

Where abouts are you? Costs really vary across country. BCIS is your friend. They cost everything. But at a very rough I'd start £860sqm plus fees (5% ?) plus contingency (5%?) and plus vat.

London so costs will be high! Will take another 50 k off the offer! I know it is an impossible question but thanks for all the posts! Anyone else?
