Normally we rent a house in the middle of a sea side town, but for next year we want to try something different.

Can anyone recommend something that fits all the following criteria?

Sleeps 4.
Don’t want to pay more than £2k for 2 weeks in August.
Must have a dishwasher and washing machine.
Must have a games room – Pool table, ping-pong, that sort of thing. Swimming pool would be a bonus, but appreciate that it will be difficult on our budget.
Must have some outside space.
Two toilets and Wi-Fi are preferable.
Can be on a small site, but not too busy.
Not too fussy about location as long as we can get to a beach within half an hour. I’d like to be on the North coast, anywhere between St Agnes and Bude, but I’m not too bothered if it isn’t. Have done Looe and the surrounding area to death and we are in Weymouth this year.
Not taking bikes, so cycling isn’t a consideration.

Probably too big (and therefore too expensive) but we stayed at the Old School House In Lewannick (hosted by Sykes Cottages) for Christmas and it was great! The Garage has been converted to a Games room with Pool/Air Hockey, Darts, table tennis and a beer fridge.

No Swimming pool though, but meets most of the rest of your criteria; two Loo's, nice rear garden, short walk to a pub, Dishwasher/tumble dryer, two loo's and a relatively short drive to the North or South Coast(30 mins on a good day though)

Sorry, just checked and it is above your budget in August 🙁
Unless you can persuade others to join and share the costs?

You could try Wheeldon farm
Not sure on price and availability as they book up very quickly. Indoor and outdoor Mx circuits as well your other requirements, but South Devon, not north. Plenty of sites in the area to see too.
We've had 2 really good holidays there, staying with other families in a big group.

NB - The Sykes site has the option to search for 'words' such as Games so it may be worth spending some time reviewing it's options

We stayed here once before, very secluded but only a few minutes drive from Widemouth Bay and a bit further on to Bude.

Lovely cottage and we would go back, not sure if it has WiFi though (and have not checked availability).
