House is on the market and has been for a couple of months, some interest, but no offers.

Is there any benefit to looking at different agents or are they all much of a muchness?

If it’s on Rightmove and the photos are half decent, I’d imagine changing the price would be more effective than changing agent

They all take a few photos and pop them on Rightmove etc.
You'll end up with 2 separate listings on Rightmove, which could make you look desperate and open to low offers.

Estate Agent made no difference to what we looked at the end of last year. Rightmove and Zoopla were the go-to’s.

Market does seem to be slowing though. Lots around me on at comedy prices and now sticking.

Unless you think your current EA has done a poor job with the photos, description & marketing, I cant see any value in looking at a different EA. When we were buying last year and were tracking every damn house in the area, we'd look at houses that changed EA or were on with multiple EAs with suspicion...normally for the simple reason if they werent overpriced, theyd be selling. Basically, if it's on with Rightmove and the presentation is fine, then its price....and not helped by the time of year and gloomy economy concerns

The no offers would be concerning though. You’d expect the odd chancer.

Is there a flock wallpaper feature wall, or some 70s panneling that covers every square inch of the lounge!? 🤣

No links... I suspect the price whilst in line with those around is a little on the high side. Other houses in the area are also hanging around.

Just a thought - some estate agents won’t take viewings from people who are not on the market or sold already.

At one point we were in a not sold position due to our buyer pulling out and struggled to look at some properties.

Might be worth checking if that’s their policy?

Markets deffo slowing, v strong rental market so when that s strong, sales are usually weak.

Sales prices are a bit speculative.

I d get a mate to contact agent see how tney deal with enquiry.

Lots of reductions showing up locally in recent weeks, but I don't know how typical this is as I only set up the alert quite recently for a bit of fun (not actually thinking of moving!)

This can sometimes be the issue. Do you mean those the houses that are hanging around on the market unsold or the prices recently bought? A quick check of the land registry and then a flick back to rightmove using the sold tick box to check the property details (or using wayback machine to look a little bit further back) can give you a proper idea of what things actually sell for.

There’s a big difference here in Newbury. Some estate agents are massive businesses and some are local. The massive one here (Chancellor’s is absolute garbage) and tends to over price houses which puts viewers off as does reducing prices. Also you can’t get hold of them; we tried to buy through them but could never get hold of the same person twice.

The estate agents we went with are much better, a local business with better standing, they also dropped their fees to gain our custom.

However, the third we’re actually buying through seem to have mislead us colossally.

So two thirds are sugar honey iced tea.

2 years ago my MIL was in a similar position up north. Her house had been on the market for something like 2-3 months with no interest, with the agent being one of those internet-only firms specialising in local properties but without having a premises, hence they worked on super low commissions. Totally useless, so I asked the MIL if she didn't mine me intervening. Ended up with me giving them a polite rocket and reminding them how to do their job else we'd switch to another agent. Photographer went round, took new (much better) pics, re-listed, proactively called around some potential buyers and had an offer that weekend. Offer fell through, fair enough it happens, but they then had another within days and that did go through thankfully.

Bottom line - don't be afraid to have a word with them. Be polite, but be firm. Do some research if necessary. No harm asking other agents how they'd push it. OTOH, update your pics and lower your price?

Also be aware of your contract with your existing estate agent - you may need to give a surprising amount of notice and/or rights for the estate agent months after termination

Stepdaughter has their house up for sale in Bude. Estate agent made a price up then added far too much on, they’ve had 1 viewing since early August.
So yeah, try another agent who’s not taking the mick.

Undervaluing seems to be the approach around here. The amount things are going over advertised is shocking. Makes half our viewings a complete waste of time
Edit - the land registry doesn't help either, even the undervalued advert price tends to still be 10% more than anything on the street has ever sold for

Estate Agents unfortunately I have never met a good one, 2 Months without an offer I would say this is down to price. My broker advised recently that mortgage deals available are really high compared to 3-4 months ago and a large amount of clients have major issues remortgaging coming from low rates.

My advice change estate agent and relaunch with correct pricing, the property will be new to another estate agent so at least you know they will work it initially. Also maybe try a smaller agent I find the larger ones terrible and hardly ever answer phone god knows how they sell anything.

Interest rates should of gone up this week but think this will be next week now so unfortunately things will be getting even worse (I hope I am wrong)

As everyone else has said, if it's not selling then it's likely the price. Folks are a lot more wary now I think with the cost of living crisis. The likelihood of interest rates going up not only means higher repayments, but could also limit the amount that people can borrow. There are quite a few places round our way going sold then coming back on the market a few weeks or months later, I can only assume this is chains breaking down because of nervousness or low survey valuations. Up until a few months ago it was like a feeding frenzy and had been for years so this is quite a sudden change.

SuperScale20's suggestion above seems reasonable, if you change agent do so with a price change. Anyone changing agents but keeping the old price would appear unrealistic to me so I probably wouldn't even bother viewing - no point wasting time.

We had 3 estate agents come and value ours. Two were similar in price, one was £30k over what we sold for in the end. Obviously they wanted to make as much as possible, and their fees were the highest also. We went with a really competitive price for our area and house, and we sold within two weeks. Perhaps if we held out we could have got more, but I wasn't interested in potentially having the house on for months just to make an extra few quid and lose out on the house we found.

... or the listing. Having been a daily peruser of Rightmove for the past three years, they range from excellent and inviting to absolutely crap, regardless of the house. Some of this is poor work from the agent (bad photos, jumbled order etc) and some is the sellers (FFS, you're trying to sell it, at least tidy up).

Your listing, and especially the photos, needs to be really good, especially if the market is slowing.

You say no links, but having someone cast a constructively critical eye over the listing is no bad thing (I'm happy to do it if you want to PM me)

Not really sure the estate agent you use makes any real difference, people look for a house online, mainly right move, and then phone up to arrange viewings of the ones they like/can afford.

As said above, assuming the photos are ok and the description reasonable, it must be price.
A lot of factors suppressing the previous house buying frenzy so that will be a factor depending on the property/area etc...

If you are not having to field loads of viewings/offers etc then I would be tempted to try without an agent and list myself, what put me off was the shear number of viewings we expected (and had) when we sold ours, I didn't want to deal with all the hassle and admin etc.

Does puzzle me this - theres a place near me that seemed to be on with about 4 agents. Clearly they're trying to charge too much for it and all that does is greatly increase the commission the estate agents charge (though I guess still by less than the amount they think they really need to drop the price by for it to sell)

House over the road from us went on the market one week ago. 6 months ago it would be sold by now. TBH though I think its overpriced, but I think the economic backdrop is going to see a sudden 'cooling' of house prices over the next year or two, if not more.
