In the process of buying a house and the sellers and myself have been chatting personally about minor issues that are coming up during the conveyancing (tracking down paperwork mainly).
They mentioned this in passing to their estate agent yesterday and shortly afterward I got an apoplectic phone call from the EA telling me that all communication needs to go through her due to her "experience and knowledge".
Is this just the housing equivalent of GP receptionist syndrome?
They’re worried you might get friendly enough with the seller to cut them out of the deal.
Surely its the solicitor that might be a bit concerned.
Admittedly my only experience of estates agents is one house purchase but they just try and seell the house don't they, the solicitor does the actual work to ensure everything is sorted no?
Personally, I'd ignore the EA if the seller is OK with it. The EA for our seller was totally useless. Every time my wife spoke to her the first response was to ask for an update on the state of proceedings. Even after only being spoken with earlier the same morning.
You aren't under any obligation to only communicate through them, AFAIK.
An angry phone call from an EA? that would be totally unacceptable to me and I would make sure she and her boss knew all about it.

Estate agents don’t work for free you know! Depends on the deal obviously as some will get paid a finders fee but sounds like this one is worried about losing a payday…
I've had that; seller and I both said...if we choose to talk with each other that's nothing to do with you so get back in your box; we'll talk with you if/when we need to.
After that, they shut up.
