[Closed] E-conveyancing needs to happen in the UK

With solicitors currently boiling my p1ss as I attempt to push a house purchase and sale along, it's left me thinking why there is still no end to end online system for conveyancers, estate agents, land registry, buyers and vendors to all convene through. It seems as though legislation is required to kick start the beginnings of a centralised industry standard. Then, the private sector could get on with building a system. Until this happens, the siloed approach is the only way solicitors can operate and trying to push some solicitors along is like walking through treacle.

I helped build the systems in NZ and then OZ, totally agree.

I always thought one of the fundamental issues is "buying" a conveyancing service is, for most people, a once or twice in a lifetime purchase. Customers have very poor information or exeprience to make a choice on and there is little consequence for poor solicitors. Just a reliable "trip advisor" for Solictors would be a good start.

We did talk about this recently. One sensible option that got mentioned was a requirement to have all the searches done by the vendor before the house goes on the market. If that is all done and clear then the legals are much simpler and quicker.

Because they get to charge a lot a money, having built a business and career around these things, there is no incentive to change.

There is of course a need for expertise in this, things are not completely automated.

Yes, just sold my flat and the level of inefficiency and complacency by both sets of solicitors was mind-boggling. But as a consumer, there’s nothing you can do about it. Sooner it can be replaced by something rational the better.

Stick land registry on Eth. House Deeds are the one thing that should be damn NFT's. Whole system is stupid and run by interns / children / underpaid in the basement at most legal firms.

Dont get me started on solicitors, we're currently selling my OH's and buying together with the same firm but different branches and therefore solicitors. Ours has been wonderful and replies promptly and without complaint, his told him on the phone the other week that if my OH didnt stop contacting him to ask him perfectly reasonable questions such as the mortgage completion amount/statement that they 'would have a problem'. Absolutely disgusting customer service but we can't risk saying anything as we feel we risk jeopardising our purchase or them saying 'well go elsewhere' and then we owe them money for nothing. I'm looking forward to writing the google review though!

It's absolutely antiquated. My Mrs does it for a living. Its absolutely mind boggling how much of it still relies on physical paper copies of documents and signatures. Dark ages stuff.

Neither of those things will raise the competence of the folk doing the work though. Just another way for incompetence to compete to the bottom.
