I’m wondering what the pro’s and cons are of each option ?

below are examples of each on my street,

Mine is currently undeveloped and original (needs a new roof, facia’s, guttering etc)

id like to maximise space so I’m thinking a double dormer or a roof lift

Planning wise I should get 900mm on the height of a lift (others have) and plenty of double dormers have been done (Albeit not in one hit)

a third option may be to go for a 1200 roof lift with a small flat ridge mansard style (not sure on planning for that) to keep the height the same as the 900mm roof lift.

im not bothered about the build upheaval as the property will be empty and I’m also knocking the ground floor load wall around so I need a couple of steels going in to open up the kitchen.

Dormers are popular I assume mainly as they are the cheapest option, it certainly can't be for aesthetic reasons . There are hundreds of them where I live. If I could afford it I'd go with the roof lift. One near me was done recently and the whole new roof and rooms was pre fab and was lifted on to the ground floor walls in one go.

Dormers can be pug ugly in my view..... If you can afford it a roof lift is preferable but any value increase may not fully represent the cost involved.
I am no expert though, just someone who's done a couple of houses and had an architect father.

As above roof life  if possible within budget.

Cost wise after looking online today dormers are quoted at 20k per side and a roof lift £45k so not a huge difference if that’s all it is.

I’m asumming dormers are popular because you can get 1 for 20k then 2nd dormers are added years later ... ceratainly non matching around here anyhow.

And yes I agree dormers ain’t so pretty... the rendered one above doesn’t look too bad but I’m not convinced render on a wooden structure is not going to crack (though I’m no expert)

I have no idea which is which but the first three pics are fugly (especially the third) and my vote would be for the fourth pic

Cheers, i agree the roof lift is more visually appealing but i think the dormer will give more space.

any builders around here that have any words of wisdom ?
