We have a flat roofed dormer window, which drains back towards the slope of the main roof, and then down each side of the dormer. Whilst this is fine for most rain events, some of the deluges we have had over the last couple of years overwhelms the system and leaks into the house, which isnt ideal.. We have had a builder out a few times and they have extended the flashing around the edge of the roof which hasn't sorted the issue out.
I am now thinking of altering the roofline to drain away from the building to a gutter hung over the window, but expect this may need planning?? Anyone done anything similar or had similar issues which were fixed without major works?
Wouldn't think it was planning tackle maybe building regs.
I was thinking that planning would be intertested as i would be altering the front of the property. But yes, building regs as well.
Depends how big a change. If it is changing a slight back slope (which is a ridiculous design btw) to slight front slope then I wouldn't bother with planning. That's near enough a like for like replacement. If its a bigger change then maybe and if its a listed building, national park, etc then probably. Skipping planning means you can get on with it in the summer. 8 weeks for planning plus some extra delays and it'll be wet and windy.

At least you will then be able to immediately see if the changes are effective, rather than have to get the scaffold/builders out again.
Easiest thing to do would be to widen the watergates (valleys at the dormer sides) half a tile/slate's width and that will most likely sort the problem. Watergates are often reduced in size to tie in the the nearest vertical line of tiles/slates. Because of the extra water draining off the rear of the dormer roof the top of the watergate easily gets overwhelmed. It wants to be about 4" wide at least (between dormer cheeks and tiles/slates IMO.

back in the day when i worked on roofs this one of the jobs that kept the company going.
Strip the flat roof off more often the chipboard as it was blown, fit tapers normally 75mm > 0mm onto the flat roof joists so the roof run was reversed back to front, fit new chipboard, flat roof and guttering and downpipe.
