In the process of doing a house extension , and charges by the council keep coming :

planning application : 150
application for structural drawings : £260
site visit : £670 .

is that normal ?

we are doing internal work as well as adding a floor above an existing garage .

seems very expensive .

I assume you're talking about getting planning & doing building regs through the LA. Doesn't sound too bad - just remember that you need to make sure that your builder gets DS sign off at the required points otherwise you won't get the certificate.

They should have a detailed breakdown on the website. You might be able to tweak the figues a bit by combining jobs but not by much.

we already have the planning permission , structural drawings have just been submitted .

oh well , will have to save on something else .

Yes, that's normal. Planning is a base fee and building regulations will be a combination of the cost of/work required to the extension and the internal works.

And the council tax goes up as youve increased the value thy think your house is worth

the council tax wont increase , it will only be reviewed if we sell the house .

Ask for a breakdown from the LA.

The fees for building regulations have changed and some items are now works specific. The LA will change per sepecific item, i.e a rear extension and a loft extension as two separate items even though the work may be undertaken at the same time and therefore less time consuming as two separate projects.

If there are two work items / fees and you're going to carry out the works together then discuss it with the council and you may be intitled to a 50% rebate on the lower fee. I've been told it's discretionary but managed to obtain a rebate in a similar situation early in the year.

thanks for that info .

yes , they are charging for 2 separate work , the outside extension and the internal work ( removal of chimeny , kocking down walls etc... )

will ring them next week .

You could also get some quotes from other Approved Bodies [url] http://approvedinspectors.org.uk/members-directory/ [/url]. I've used both AIS & MLM previously
