[Closed] Costs to sell a very cheap flat in Kendal?

The MIL is selling a retirement flat in Kendal.
The value is between 60 and 70k.
The estate agents have quoted a fee of £2,600 including VAT to sell it.
Does that sound reasonable? Seems a bit steep to me, but I have no idea what the going rate is.

Why not call up a few agents in the area for quotes? Maybe MIL is being taken advantage of - not that estate agents can't be trusted....

Is of course the right answer, but I'm desperately trying not to end up being lumbered with dealing with the sale on her behalf. We live 200 miles away, and there are family conflicts I'd rather not be dragged into.

A couple of semi-anonymous enquiries couldn't hurt though I suppose.

Is that the total cost?

I am selling a small house (central Scotland) and was quoted around 1%, but there is an additional upfront marketing fee (£500) and home report (£380?).

£2600 still seems high though.

Why not sell it privately, perhaps by advertising through a forum or similar?
I know many of these frown on this, but I'm sure you could find some other way of bringing people's attention to the fact you have a cheap flat for sale.

I sold via housesimple - 195 + vat, (but they appear to do a slightly different deal nowdays). It was actually painless but does require you to put some effort in (do viewings, help tart up the web add wording etc etc, do all negotiations etc etc) - but it saved me a fortune.

I went for it as £200 isn't quite throwaway but in the worth a punt league as the option is over 3K ...... and it worked fine for me.

**Edit sorry - I'm not sure on what the over 55 web use in Kendal is, have you tried sticking a board up and telling all the other residents/asking around..
