Looks like we'll be accepting an offer on our gaff imminently, so need to get the ball rolling. Any recommendations for decent conveyancers? Happy to do it online, and there's about a gagillion to choose from.

i wouldn't recommend mine as my tortoise was quicker and more communicative.

No recommendations except to suggest that an opening conversation might be worthwhile to explain that the phone and email are available nowadays as faster alternatives to royal mail. And that perhaps a number of the searches could be initiated at the outset, rather than each one started only once the one before it on the list has come back.

Or get one that tells you your local authority are snowed under with requests for searches and this is why things are taking so long. Then ring said local authority and ask how long the hold up will be , only to be told that there is no hold up and they have no record of any searches relating to the property being requested. I don't know if it make any difference, but is it better to have one where you can go and knock on the door and harrass them into action ?

Convey Law in Newport were not cheap or fast but good communicators and very comprehensive.

I have a feeling you can 'do-it-yourself' by registering the title and making an escrow account, but I wouldn't fancy it.

Not ours, they are the most useless cunch of bunts that I have ever had the pleasure of chasing daily for them to attempt to do some of the job I am paying them to do.

Go for the absolute cheapest you can find, as then you have no reason to be overly disappointed for expecting a professional service.

They are all idiots from our recent experience of two companies

All crappy little high street conveyancing firms are awful and live in a Charles dickens novel.

Use a proper commercial law firm. Will
Cost you a few hundred quid more but save you years of your life in stress.
