Booked a big cottage for this coming new year back in january, paid the deposit etc. I've seen some recent reviews on trip advisor and they are bad, the place looks a complete shit hole! The trip advisor link on the cottage website links to an older set of reviews on trip advisor. Paid on credit card as always but wondered what my legal stance was, I've asked for a full refund. One of the big cottage rental companies btw

Probably a timescale with an amount non refundable within so many weeks, you could as for another venue explaining why.

I'd not ask for a refund but point out all the problems and stuff you're not going to be happy with. Be enough if a PITA and they'll want to cancel your booking and refund you.

Mrs ws and her sister have now stated they are not staying in "that shithole" at any cost.

Check the booking confirmation ..it usually tells you on there ..can't see why you shouldn't get a full refund this far out ..

Be creative if necessary and make something up as to why you can no longer make it ..

I wouldn't look for excuses to cancel. Just tell them you booked on the basis of the information they gave, which was gross misrepresentation, and you want your money back. Get contact details for the tourist board, etc and make sure they know the reputation of their agency, not just the property, will be hit if they don't refund. The agency will probably be able to bounce it back to the the owners, so it won't cost them a lot.

Edit: just reread your OP - you already asked for the refund - but do the above if they don't respond adequately. Not sure if there's a time limit for credit cards, but if you want to claim off the card company you'll need the evidence that you were mis-sold.

I've screen grabbed a pic of the 4 1/2 out of 5 rating o  trip advisor just in case they try and update it. Those two pics are just the tip of the iceberg. Place was always a bit dated and chintzy but the current photos are just unbelievable, I can't believe the last guests actually stopped there.

That toilet can literally be termed “a bog”

Cancel, send em’ pics explaining why you’d like a refund and notify the booking agent with the same comments.

I expect the refund will be swift’ed sharpish.

Sorry I cannot really comment as do not know the full story.  Just be polite and respectful and back up your claims with evidence, I have a holiday let and some people just come across as straight scammers.

It's a long time til new years , they could  revamp the whole place and turn the trip advisor review to being brilliant in that time .

The pics on the latest reviews suggest it needs about 20k to get to "brilliant" status.

As I said, we knew it was a bit dated but those pics were proper real world stuff.

I pressured Sykes this morning to go and look at the review immediately, they did so and rang me back 10 mins later offering a full refund which was against their usual terms and conditions apparently.

Funny thing is it's straight back available on the website for a new year booking.
