Morning,
Had intentions of selling my first home to move up the ladder but only for the right house, which has now appeared on the market, so want to go ahead.
Question is do I sell my home with the same estate agent that I may buy from?
I believe the biggest factor for my situation is timing, the quicker the better so I'd have thought using the same agent would be quickest as there's less parties to deal with. But would there be any conflicts I don't foresee in my lack of experience?
I did like the look of one vendor to sell my house as its a local one, which is popular and highly rated but the agent that's selling the house I want also appears to be highly regarded.

I've done this without any problems.
The only thing I see is that your house isn't on the market. When house hunting its best to have you house already on the market and even better under offer, then you are in a position to go for a property when it comes onto the market. You could lose out on this house (you've just seen) because another buyer is further up the selling line.
We did this, and it did seem that as they were involved in both sides of the transaction it was in their interests to keep it all running smoothly.
I suspect a lot depends on the agent though. Ours was a small independent, well liked (for an estate agents!) and with good local knowledge.
Yep, no problem. Much easier communication, a good estate agent is worth their fee in my view.

I've done it before when in a hurry. Estate agent acting for both buyer and seller has lots of incentive to go fast.

I did this and negotiated a decent discount on commission as well
We have done that by accident, listed ours with the agent then found a house we liked with them as well a bit later.
When our buyer took ages to sort out a mortgage it meant the seller was in the loop the entire time and was aware it wasnt us playing silly beggers.
Your other big hurdle will be solicitors who apparently haven’t discovered email yet and send all correspondence by post!
Oh and finding one that actually will push sale through quickly
