a house i'm looking at buying neds the roof done. i've a rough idea how much that would cost if there wasn't asbestos to remove. but i'm trying to estimate how much the removal could add to a quote.

it's about 50m2 of roof to replace and going by local prices could be 15 grand to replace (euros)

i'm hoping that removal would ad only 5 grand, maybe 8?

trouble might be that i have to go with a roofer whose licensed to do it. this might mena a roofer who'se more expensive overall.

anyway, there we go. anyone paid to have it removed? how much? how much?

Firstly, have you had the material tested? Some stuff which looks like bonded asbestos isn’t. You can’t tell by looking at it or the age of it (wasn’t banned until 1999 IIRC).

Asbestos cement roofing? It’s relatively low hazard as long as it’s not damaged already, not quite as horrible as some other types so although licensed disposal and certain handling restrictions are needed it’s not quite full on hazmat territory. PF3 mask, paper suit & decent gloves/goggles, double bagged & sealed.

To echo Mattbee above can be a DIY job if it's intact roofing sheets. Don't be tempted to re-use the suits/masks if you have to remove them during the task. They go double bagged into the waste too.

Make it clear to the contractor that they will be thrown off the job if they don't take care to your satisfaction.

Just PLEASE take it seriously.  There are a lot of people with cavalier attitudes to Asbestos - but it is deadly.  My old man was exposed to it for less than a year as an apprentice electrician when he was 17.  At 54 he was given 18 months to live, 18 months later he was dead.  It just takes one fiber.

I assume you are in the EU? I would check your local or European regs and have it tested (get the vendor to pay). Get a quote and knock it off the asking price if your happy to stump up for the new roof covering.

We just had an asbestos garage roof removed for £700 inc vat. It measured 3m by 5.5m. It’s an easy job and very low risk but has to be done by a company licensed  to do it. It’s more about the bagging and disposal than anything else. Roofing material is highly compacted and doesn’t turn into the dangerous powder like the sprayed on wall coatings in buildings did/does.

When they remove the roof does the garage / room need to be emptied?

(very very full garage with asbestos roof)

I emptied mine and there were 2 of us removing each sheet. I was fortunate to do this in 2002 when our council still collected it for free (3 or 4 trips due to weight/disposal at the landfill restrictions).

i could get it tested, but there's not much doubt. it'll be from the sixties. my grand-father in law was a builder in the town and was dead by 60. i'd not be asking the seller as it's the uncle of my wife and we'd be getting it for a sinch.

i could easily do the work sure, but not sure if i'm allowed in france and anyway it's 2/3 stories up in the middle of town so i'll just be using a roofer who has a scaffold and insurance.

so thanks geetee1972 3m x 5.5m = 16.5 sq m for £700 = £42.42 a sq m

x 50 = £ 2121

hmm so maybe not as much as all that. food for thought thanks

In France it is the duty of the seller to commission a test on the material

The local mairie will have a list of licensed contractors to remove and dispose of it
