My best advice would be to only rent it out if it's in Edinburgh.
If it's in Eastborne it probably won't get any takers for the festival.

Yes.
I live next to the uni, so have a really good location.

I just advertise on gumtree.

Store our stuff in a friend's shop basement and go on holiday for a month. The rent we get covers it.

Got £3k last year, 2 bedroom place.

About to advertise it now. We try to get performers, someone who will be here for the whole time.

Guitarhero - do you have to sort specific insurance or ensure you meet fire regs etc. Any complaints from neighbours?

We rented a New Town flat to a theatre company, there was one small issue that needed attending to, so I went over to help. To my surprise and delight I was greeted by Sylvia Syms, a heroine from one of my all time favourite films, 'Ice Cold in Alex'.

Not really that much of a help to the OP.

My parents used an agency the first year and now get the same people in every year directly.

as above aim for performers and crew who will take the flat for the whole period and you won't need to bother about getting in to sort every week
