Wife wants an extension to the kitchen. I'm broke so it'd need to be borrowed on mortgage. She's talking about coming out a couple of metres across back of house and knocking out some interior walls. What sort of money do these things cost? Anyone done something similar?

Depends where you live? What's the floor area of extension?
Start at £1500 and work your way up

Having just received quotes for an extension: think of a number you consider [i]juuuussst[/i] about reasonable, then double it and add 10%.

Realistically, it should be about £1000/m² for a completed extension. Depends where you live and how understanding/precious your tradesmen are though (half our problem is trades not wanting to do the "unseen" work only for someone else - i.e. me - to claim the glory when it comes to finishing off. Frankly, Mr Plumber, I couldn't give two shits if you're bothered about not getting to fit the bathroom after running the pipes. Its my money, it gets done my way).

I'm doing ours myself now, only getting trades in where absolutely necessary (sparky, gas plumber)

I built my own. 10m/sq. I did everything apart from the brickwork and I used top end materials and finishes. It took me a year solid of nights, weekends and holidays and cost around £15k.

It was a hard year and I was like a zombie. I enjoyed it though.
Worst part was we sold the house straight after.

Just had quotes in Sheffield. £1400 for architect plans and building regs. Three quotes £26k, £34k and £39k. This was to knock down a conservatory and replace with an extension and mess with an internal wall and for a downstairs loo. Was a 4m x 3.5m extension. Plus then we would have needed flooring and decorating. We have gone instead with a fake roof on the conservatory. Architect was saying it should be about £21k, he he was a bit out!

Beware, the basic cost may just be the start. I was quoted £30k for my 4.5m x 4.5m single storey extension in Huddersfield, but one job led to another and I eventually spent nearly £70K!

I've been told 2500 +VAT in Oxford. 4k for two storey. Hearing people claim 1000 makes me sad.

At £4k/m² you'll be paying some trades close to £600/day (based on the quotes I've had). Do you think that's acceptable?

I'm all for someone earning a fair wage, but it gets to a point where people are taking the piss.

£2k/m sounds about right but that won't include building regs and architect.
Also remember that you need to put stuff in the extension, so carpet furniture or maybe new kitchen!

I estimated mine (7.5 x 5, single storey, Somerset) at around £60-65K; but scope creep (underfloor heating, new paving outside) pushed it to £75K.

So many variables to consider. Main thing is how complex is the extension structurally etc. If it involves lots of work to support / reinforce the existing structure, that can add £ks. Likewise, if all the services have to be moved (sewer, water, gas etc) that will add loads.

£2k-£2.5k per m2 sounds about right for the South East.
