I have a leak from my cistern into the pan. Is it a case of strip down and clean everything and re-assemble or replace the valve unit and seals?

Thought I'd ask before I start pulling everything apart.

Inside tank - is water level below overflow height?

I found twice before that the foam ring/seal between tank and flush had moved over time. This then meant it constantly dribbled into pan.

Water level is below overflow. I shut off the water and removed the valve unit to drain the cistern and water was still running into the pan until the cistern was empty. This makes me think that the seals for the bayonet fitting are at fault?

Yup, sounds like the washer/foam between the flush mechanism unit and the ceramic is fubared. Might just need tightening mind.

I'm not a plumber but I had this on one of those pushbutton cisterns.

On mine, the cistern can be unclipped to reveal the worn out rubber seal underneath. I've got a new one waiting to go in, but in the interim I fixed it with some Plumber's Mait.

Oh yeah, like OnP says it could also be the big washer (flange?) in the flush housing. I once had one where the flange itself became absorbent and formed bubbles in the flange that meant it would break the seal and allow water past. There was a remedial kit for it because of it.

I went to the local merchant and the whole unit with new seals was £11 so I bought one and fitted it. Seems to have done the trick. Don't know which bit was the problem but for £11 and a couple of hours to sort out it should be good for a few more years.
