what's a ballpark figure for putting in a door from the house into an integral garage with a couple of steps down at the garage side?

Depends on the door, but;
Concrete lintel 10
Cheap hardwood Door and frame 100
Door furniture 25
Plasterboards, drywall adhesive and skim to make good 20
Step is wood or concrete flagstones? Budget 40ish to be safe
Labour x 2 days 200-350 depending on area

The above plus building warrants planning permission which costs as well.

I think funky monkey is a bit optimistic with costs as well Minimum of £1000 would be my guess - note guess

Yep, guess..... would be nowhere near a grand. Funky monkey would not be far off but it's only a days work max.

...... but it's only a days work max.

WTF ? 😯

.....fitting a lintel, knocking a hole through a solid wall, fitting a fire rated door and frame, make steps and possibly threashold, fit ironmongery, architrave, skirting to the reveals, plaster reveals/make good disturbed plaster, and decorate ......a days work "max" ? You think they might be finished by one o'clock then ?

Are you sure you don't need building warrants and / or planning permission?

no planning.it,s integral

You might not need planning, but I'd be surprised if you didn't need a building warrant.

Also, you probably need a fire door of some sort between the garage and the house.

And to be a real PITA it may be worth consulting a structural engineer about lintel size etc.

You will need a fire door, no question about it. We went through this when our house was surveyed by a blind surveyor who insisted our door wasn't a fire door despite a plate on it saying "Fire Door" and giving the manufacturers details.

You won't need planning permission but strictly speaking you do need Building Regs approval. It also must be a half hour fire door set. Not cheap!

If it's not freehold you will need the landlords permission which will no doubt cost you.

😆 😆

Yeah, and if they are you can say, "well, you know, you weren't here for a full day now were you?"
