trying to get some tyres up tubeless, Conti mountain king protection.
valve core out and use an inflator and they go up no problem.
Bead seated and all is good, first time every time.

Now, I carefully deflate, hanging the wheel so as not to put pressure on the bead. BUT every time the bead pops off again!

I've left it for 30 min up at 40 PSI with no valve core, but the same happens.

Any advice?

I need the valve core out to get them to seat. No option but to deflate them to put the valve core back in.
Won't seat with the valve core in

Don't completely deflate them? - disconnect the inflator, thumb over valve and then core in.

Are you deflating it so you can put sealant in?
If they pump up and seat first time, why not just chuck sealant in before?
Chuck a tube in there for a couple of days and then try again?
EDIT - Just seen that you need the valve core out to inflate. MY only suggestion would be to try switch it while maintaining as much air as possible.

Use MilKit valves. You can take the valve core out without the tyre deflating 🙂

Put you finger over the open valve then quickly remove it to screw the valve back in.
You can keep enough pressure in the keep the tyre seated like that.

Finger to cover and valve in fast works very well. You don't lose much pressure, certainly not enough to unseat the tyre.

If you've not already filled with sealant, remove tyres and turn inside out (tread on inner circumference) and leave overnight to spread the beads apart. Should relax with the beads wider apart when you turn the tyre the right way out.

If you have filled with sealant, then I'd second what Simon says re Milkit.

Are your rims/tyres definitely TLR?
