Is it worth a full survey on a old house in the Scottish system? There is a home buyers report which is done by a surveyor, but given the house is 200 years old is a structural survey worth it? Given the structural survey is still non intrusive and they have clauses that seem to get them out of anything and often write things like " couldn't look under carpets" or " loft full of stuff so couldn't check properly." It barely seems worth it.

Has anybody managed to successfully claim against a surveyor who missed something in a building survey? Or should I just stick with the home report?

Thanks

Nope, sellers report will do. Find out how much a survey is. Pay a builder this amount get him to look. Obs you need to trust the builder.

It is a difficult decision. I personally feel pretty confident now I have bought or sold a good few houses - and would probably get a builder in to look around for a few quid.

200 years old does mean it likely needs a good looking at.

I risked the cost of a full structural on our fist house - and the 'subsidence' transpired to be bomb damage from the war, and easy to fix.
