Probably been done before but thought I'd ask again as times have changed somewhat over the last couple of years.

The wife and I want to take our family for a weeks holiday in the lakes around June/July time.
Does anybody know of or can advise on a good house / holiday home type thing to look at please?

Will be 6 adults (3 couples), 1 dog and an 8 month old baby, so something reasonable sized.
Dog is a well behaved cocker spaniel.

At least 4 mtbs probably and (mainly because of baby and new mum) really don't want to be scrabbling round in a log cabin like we normally do in North Wales.

Interesting mix of very old cottage and Victorian house. Bikes would go in the cellar easily. Not cheap though....

You'll probably struggle to get a house that big so try extending your search north towards Carlisle or east to the Eden valley. Don't go any further south than Ulverston.

Have a look at Keswick Cottages, we book a townhouse with them for 8 of us every June.

Prices are much higher next year - we normally return in August for a week for 4 of us, the same cottage we usually stay in has gone up £400 for a week though. We're trying North Wales this year instead.

You said no log cabins, but there are 3 large 'lodges' in of Hawkshead. They are well equipped, pretty sure they sleep 6 in 3 rooms and have bags of room. You can store bikes on the veranda outside (which has nice views towards Claife Heights). Riding straight from the door and a choice of places to eat and drink in Hawkshead (about 2 mins walk to the nearest pub).

I've PM'd you with details of a lovely house we stayed at a couple of years ago, close to some excellent MTB trails (and a pub). There's only one week left in June/July, so best to keep it secret!

Thanks for the above.

Not sure what I was expecting tbh, but at between £1200 and £2000 for a week in the lakes seems very high to me.

Will keep looking around. The wife has found an air bnb for £800 that looks nice, although never used them before so not sure if they are expected to be cheaper than other holiday outlets etc.

Further update. Browsed for a couple of hours and ended up with a nice big house within minutes of Coniston.

Found on Coppermines and deposit paid.

Now to argue that bikes are more important than clothes in the luggage 😂
